Job Summary:
The Kolache Factory Project Manager is responsible for handling our company's ongoing projects. You will be working to ensure that all project requirements, deadlines, and schedules are on track. Responsibilities include submitting project deliverables, preparing status reports, and establishing effective project communication plans as well as the proper execution of plans.
To be a successful candidate, you will need to have proven experience in project management and the ability to lead projects. A Project Management Professional (PMP) certification is a huge advantage.

Duties/Responsibilities:
• Manage new store construction from the signing of the lease through receipt of CO including schedule, budget, quality of work, and punch list until opening
• Communicate with the architect during the design phase and redline construction documents to ensure accuracy and minimal change orders
• Coordinate installers for IT and store equipment
• Order and coordinate delivery and installation of kitchen equipment, furniture, small wares, and interior finishes
• Manage RFI's, addenda, and bid process for new stores
• Communicate between architect, contractor, corporate, and franchisee to ensure project stays on schedule and on budget
• Manage and process change orders
• Assist with new store designs and value engineer existing designs
• Manage existing store remodels system wide
• Research, negotiate, and implement new systems as instructed by the COO
• Mange major maintenance items for stores in and outside of the Houston area
• Resolve landlord/ tenant and tenant/ tenant issues for corporate locations
• Determine and define project scope and objectives
• Perform all work in accordance with established quality standards and safety procedures
Education and Experience:
• Bachelor's degree in construction management, business, or a related field
• Project Management Professional (PMP) certification preferred, but not required
• Associate Construction certification preferred, but not required
• Texas Professional Engineering (PE) License preferred, but not required
• 5-8 years of project management, retail construction and related experience
Physical Requirements:
• Must be able to sit/stand and exert well-paced mobility including bending and stooping
• Ability to lift or carry 40 pounds.
• Ability to move freely throughout all areas of the restaurant and to use all utensils and restaurant equipment.
• Ability to travel to all franchise restaurant locations in and out of state in addition to and to the corporate headquarters.

Current, valid driver’s license and exemplary driving record necessary.
