POSITION SUMMARY

(e.g.) We are looking for a Regional Property Manager responsible to manage multiple properties in our Philadelphia and Pittsburgh portfolio of multi-family residential and mixed use properties. This position, based in our corporate office in Philadelphia, will oversee the operations, value-add plan, and maintenance of these properties. The Regional Property Manager will also collaborate with Property Managers to achieve budget goals and improve important processes such as occupancy, rent, and collections. Additionally, occasional travel to Pittsburgh will be required to oversee properties on-site.

Previous experience as a multi-site Property Manager and knowledge of property management software such as Rent Manager would be an advantage.

PRIMARY RESPONSIBILITIES

  • Develop and implement budgeting and goal-setting strategies for the properties
  • Collaborate with Property Managers to achieve budget goals and develop corrective programs for apartment communities
  • Provide leadership and supervision to the Property Managers in the portfolio of apartment communities
    • Recruit, select, orient, and train new employees
    • Communicate expectations and monitor job results
    • Provide feedback to encourage personal growth and development
    • Foster a positive working environment that promotes teamwork
    • Model leadership and staff development for people managers on the team
  • Oversee the value-add plan (renovations) and maintenance of multiple properties
  • Improve occupancy, rent, collections, and other important processes
  • Travel to Pittsburgh as needed to oversee properties on-site
  • Perform other assigned duties as necessary

QUALIFICATIONS AND REQUIREMENTS

  • Adherence to the company's mission and values in all aspects of the job.
  • Minimum 5 years of Property Management required, with 2 years of Regional or Multi-site Property management preferred
  • Bachelor's degree in Real Estate or equivalent relevant work experience
  • Personnel management experience
  • Experience with property management software (Rent Manager software experience is a plus)
  • Reliable transportation for travel to oversee both Philadelphia and Pittsburgh properties
  • Responsive and open to feedback and growth
  • Strong leadership and delegation skills to maximize team effectiveness
  • Excellent time management skills and ability to multi-task and prioritize work.
  • Attention to detail and problem-solving skills.
  • Strong organizational and planning skills in a fast-paced environment.
  • A creative mind with an ability to suggest improvements.
  • Highly motivated with a strong desire and ability to learn quickly.
  • Effective verbal and written communication with all stakeholders, including team members, residents, management, and other departments.

PREFERRED SKILLS

  • Strong interpersonal skills, with the highest level of integrity.
  • Proficiency in Rent Manager or other property management software.
  • Proficiency in Microsoft 365 product suite (Outlook, SharePoint, Teams, OneDrive, Word, Excel).
  • Boutique experience a plus
  • Remote experience a plus

SALARY AND BENEFITS

The compensation for this position ranges from $95,000-110,000/year commensurate with qualifications and experience. This full-time position is considered exempt from overtime pay under the federal and state wage and hour laws. GY Properties offers a highly competitive compensation package that includes medical, dental and vision insurance, 401(k) retirement plan with company matching, generous vacation and paid time off, an employee referral program, complementary employee parking, and opportunities for continuing education and training.

GY Properties currently requires the COVID-19 vaccination for all employees, other than those with religious or medical exemptions. This is a full-time in-office position.
