POSITION SUMMARY

We are looking for a Leasing Specialist to join our team and drive our leasing efforts in a few boutique properties in Center City Pittsburgh. You will be heavily involved in leasing activities, including but not limited to marketing available units, conducting property tours, screening potential tenants, negotiating lease terms, and ensuring a seamless move-in process for new residents.

Previous experience as a Leasing Specialist or Assistant Property Manager and knowledge of local rental market dynamics and regulations would be an advantage. Additionally, proficiency in customer relationship management (CRM) software and excellent communication and negotiation skills are essential for success in this role.

PRIMARY RESPONSIBILITIES

  • Warmly greets visitors, prospective renters, and current residents.
  • Provides potential tenants with brochures, information, and tours of facilities and available units.
  • Consults with prospective tenants to identify requirements and budgets, then matches these needs with available properties.
  • Ensures available and model units are fresh and tidy.
  • Acts as a liaison between property management company and residents in order to ensure there are no vacancies in their properties.
  • Conducts background and credit checks and verifies other references as directed by the Property Manager.
  • Prepares leases for Property Manager’s review and approval; obtains signatures from management and tenants.
  • Coordinates move-in dates, materials, and processes.
  • Prepares move-in materials.
  • Creates, develops, and maintains a wait list as needed.
  • Negotiate leasing terms and conditions and close deals.
  • Tours property daily to ensure it is neat, tidy, attractive, and in good repair.
  • Manages use of shared facilities such as fitness and recreation areas, laundry facilities, and meeting or gathering spaces.
  • Assists with recordkeeping, filing, bookkeeping, and paperwork as required.
  • Creates, develops, and maintains a list of promotions and discounts.
  • Develops and implements marketing strategies to attract renters.
  • Performs other related duties as assigned.

SALARY, BENEFITS, AND CAREER

The compensation for this position ranges from $19 to $22 (with bonus) commensurate with qualifications and experience. This full-time position is not exempt from overtime pay under federal and state wage and hour laws, which means that it is eligible for overtime time pay for hours worked in excess of 40 in a given workweek. GY Properties offers a highly competitive compensation package that includes medical, dental and vision insurance, 401(k) retirement plan with company matching, generous vacation and paid time off, an employee referral program, and opportunities for continuing education and training. The successful Leasing Specialist may have opportunities for career growth to Assistant Property Manager, and beyond.

GY Properties currently requires the COVID-19 vaccination for all employees, other than those with religious or medical exemptions. This is a full-time in-office position.
