About the Job:

Under the general supervision of the Portfolio Manager, the Temporary Property Manager is responsible for the day-to-day operations of a 64-unit HUD building in lower Pac Heights. If you have a can-do attitude and are looking to expand your career in property management by joining a fast-growing company, this is the position for you!

Responsibilities:

  • Key management - make copies, label, organize in cabinets, prepare for pick up
  • Schedule and conduct onsite visits
  • Coordinate maintenance needs for residents in a professional and timely manner
  • Prepare company-approved notices to be posted at properties
  • Triage, monitor, and resolve Notice of Violations to ensure timely abatement as directed by the Portfolio Manager
  • Ensure that AppFolio and other records are accurate and up to date, including annual audits of all resident records
  • Project management tasks as assigned
  • Assist with preparation related to legal cases

On-site Duties:

  • Post pre-approved notices
  • Perform Move-Out and Move-In inspections
  • Create a Turnover Scope of Work and work directly with approved vendors to ensure timely completion to Gaetani Real Estate and owner standards
  • Program building entry systems
  • Pick-ups/deliveries—USPS, banks, buildings, etc.
  • Onsite meetings with vendors, inspectors, appraisers, etc.
  • Count laundry service quarters for bankroll

Qualifications

  • High school diploma or equivalent; college degree preferred
  • Prior HUD experience
  • High degree of initiative and self-motivation, strong problem-solving skills. Ability to thrive in a fast-paced environment and consistently meet deadlines
