Enfield Management is seeking an Assistant Manager for a new 240-unit Tax Credit Apartment Community in the Chattanooga, TN area. We are looking for a professional with prior lease-up and tax credit experience, strong leadership skills, excellent work ethic, positive attitude, high energy, forward thinker with the desire to grow with a Property Management Company. The ideal candidate will be a service-oriented individual who can handle multiple priorities with efficiency and accuracy.

JOB TITLE: Property Manager

HOURS: Full Time

Responsibilities include:

· Answer Phones

· Secure and prepare Lease packets

· Take and process applications

· Prepare and complete recertification packets

· Close out work tickets

· Make sure company policies are followed

· Assist in the training and developing of new employees as directed by immediate supervisor

· Resolving customer issues to their overall satisfaction by providing excellent customer service.

· Lead by example

· Ensuring that health, safety, and security rules are followed.

· Maintaining an overall management style that follows company best practices.

· Providing leadership and direction to all employees.

· Provide an excellent product by maintaining quality and availability. This would include participating in the approval of unit turns and inspections.

· Be mindful of the aesthetics of community. Walk your property

· Work closely with the Property Manager

· Motivating employees and with a focus on the Core Values of the company.

· Completing tasks assigned by the Property Manager.

· Complete and submit Accounts Receivable

· Perform any other managerial duties in the absence of the Property manager as needed.

The ideal candidate will also possess the following:

· LIHTC experience preferred

· Experience with a new property lease-up preferred

· Onesite experience a plus

· Residential Property Management experience

· Ability to self-manage and prioritize

· Exceptional tenant and employee relations skills

· Strong collections and accounts receivable skills

· Working knowledge of Fair Housing Laws

· Strong written and oral communication skills

· Computer literate
