Regional Property Manager (must be within a four hour drive of Nashville, TN or located in middle TN)
Summary
Attention senior property or regional property management professionals....seeking a seasoned and experienced CONVENTIONAL Senior Property Manager or Regional Property Manager who is based within a four hour drive to Nashville (or middle TN based) to come onboard as a Regional Property Manager who will analyze and take charge of a portfolio of properties located across multiple locations. The ideal candidate will possess exceptional leadership skills, extensive knowledge of property management principles/processes/best practices, and showcase a proven successful track record of driving operational excellence and maximizing property performance. As a Regional Property Manager, you will be responsible for ensuring the overall success of our properties, maintaining high levels of resident satisfaction, and achieving financial objectives.
Responsibilites
Portfolio Management:
- Oversee/actively manage the day-to-day operations of a portfolio of conventional properties (including residential and mixed-use developments) to include analyzing trends, property needs, markets, staff and all things property related.
- Develop and implement proactive strategic plans to optimize property performance, minimize vacancies, and maximize revenue.
Team Leadership:
- Provide leadership, guidance and ongoing support to onsite teams across various locations.
- Recruit, train, and mentor property managers and onsite staff ensuring high levels of performance and professionalism.
- Provide performance plans for managers and weekly meetings for support.
Resident Relations:
- Work with managers to implement initiatives to enhance resident satisfaction and retention.
Leasing and Marketing:
- Develop and execute leasing strategies to attract and retain qualfied residents.
- Collaborate with managers to create effective advertising and promotional campaigns to fill vacancies and increase property visibility.
Financial Management:
- Prepare and manage with managers all property budgets, forecasts, and financial reports also working with accountants.
- Monitor revenue and expenses, identify variances, and implement cost-saving measures to achieve financial objectives.
Maintenance and Property Operations:
- Ensure properties are well-maintained, safe, and compliant with regulatory requirements.
- Work with onsite staff and contractors (as needed) for maintenance requirements, repairs, renovations, and capital improvement projects.
Compliance and Risk Management:
- Ensure compliance with all relevant laws, regulations, and company policies.
- Mitigate risks associated with property operations, liability, and insurance claims.
Vendor and Contractor Management:
- Create scope of work; obtain estimates and negotiate contracts/manage relationships with vendors, contractors, and service providers.
- Closely monitor vendor/contractor performance and enforce quality standards.
Qualifications
- Must live in middle TN or within a four hour drive of Nashville, TN
- Bachelor's degree in Business Admin, Hopitality, Marketing, Real Estate Management, or related field (preferred).
- Minimum of 5 years of experience in property management, with at least 2 years in a regional or multi-site management role.
- Strong understanding of property management principles, leasing practices, and real estate law.
- Excellent leadership, follow-up/proactive communication, and interpersonal skills.
- Proven successful ability to drive operational efficiency, achieve financial targets, and deliver exceptional customer service.
- Proficiency in various property management softwares (Onesite, Yardi Breeze and Voyager) and MS Office (excel, word, ppt).
- Industry certifications/designations (preferred).
Additional Requirements
- Valid driver's license and reliable transportation.
- Willingness to travel frequently to properties.
- Flexibility and willingness to work evenings, weekends, and holidays (as needed).
