EHC is currently looking for a Facilities Project Manager for a client in the South Houston Area.

Facilities Project Manager:

The client is a commercial real estate investment, development & property/facilities management company. They have an affiliated company with locations nationwide that has grown quickly over the past several years. They are looking to add a Facilities Manager to their team to oversee this company’s properties, both locally and nationally. The job and home office is in Houston, Texas.

Qualifications:

• All Microsoft Office software – emphasis on Word & Excel
• Knowledge and experience with the following software helpful/preferred: Autocad, Propertyware, MaxPanda, Yardi
• Very strong written and verbal communication skills
• Spanish speaking is a plus (not required)
• Travel required (approx. 6 – 8 times/year)
• Strong critical reasoning and quantitative skills
• Ability to learn new computer software quickly
• Ability to work with little supervision
• Strong work ethic
• Strong moral character and integrity
• Strong professional references
• Experience with all forms of commercial leases (NNN, Gross, Modified Gross, Base Year, etc.)

Duties & Responsibilities:

• Manage all in-state and out-of-state owned and leased properties for company – lead repairs and maintenance, government compliance, permits, maintenance & vendor management, lease issues, etc.
• Identify, qualify and lead vendors for facilities project scope of work development, estimates or proposals, scheduling, and execution
• Accountable for project status, milestones, schedule and budget reports or deliverables to upper management for review or approval
• Supervise daily operation of properties including inspecting properties, overseeing projects, handling property management issues, etc.
• Assist project manager with construction projects, primarily on out-of-town projects
• Collaborate with finance department in budget management and year-end reconciliations
• Resolve branch manager’s concerns and help address lease provisions with landlords/owners
• Resolve permitting, compliance issues w/ local municipal and other governmental authorities
• Handle move-in/move-out responsibilities, utility hookups, furniture coordination’s, inspections, etc.
• Create and maintain high level of customer service with professionalism and pride
• Negotiate maintenance contracts with vendors
• Other projects as assigned

Education and/or Experience:

• Bachelor’s degree in business, real estate or related major preferred (not req’d)
• Minimum 5 years of experience in areas described in job description above
