Job Description: Facilities Maintenance Technician
The Facilities Maintenance Technician will have the responsibility of managing the preventive maintenance system, conducting routine maintenance, and addressing work order requests for facility maintenance. This individual will investigate and implement corrective actions for any maintenance issues and will be tasked with composing standard operating instructions for preventive maintenance tasks, which may include building repairs, electrical work, painting, light construction, plumbing, and HVAC maintenance. Additionally, the Technician will perform inspections, troubleshooting, and routine and preventive maintenance on various equipment, buildings, and utility systems. They will also maintain records of materials, jobs, and other relevant information, ensuring compliance with City of Houston permitting standards and guidelines for Boarding Homes. Acting as a point of contact for vendors, the Technician will report directly to the Executive Director.
Given the nature of the environment, where mentally ill individuals reside, the Technician must conduct their duties professionally and maintain appropriate boundaries. Furthermore, the position will involve monitoring and supervising mentally ill residents who are willing to participate in maintenance tasks.Top of Form

General Responsibilities
· Document maintenance tasks and practices to ensure standardized responses to facility work.
· Maintain facility appearance, functionality, and safety.
· Assemble modular furniture, bulletin boards, pictures, etc.
· Move boxes, furniture, tables, etc.
· Perform maintenance tasks related to physical plant, equipment, plumbing, electricity, water boiler, HVAC, painting, and other assigned duties.
· Report hazards and take appropriate action as required.
· Participate in the development of goals, objectives, policies, and procedures.
· Plan, prioritize, assign, supervise, review, and participate in facility maintenance.
· Coordinate or conduct training in facility maintenance and safety methods, procedures, and techniques.
· Perform construction and renovation activities within the facility as directed.
· Assist with managing the work order system for the maintenance department.
· Assist and oversee vendors who are coming in to perform specific maintenance and repair tasks.
· Perform other duties as assigned.

Education:
High School Diploma or equivalent GED
Experience and Qualifications:
· Minimum of 3-year responsible experience in building/facilities and mechanical equipment maintenance and repair
· Preferred one year working in a Facilities Maintenance setting
