Position Overview

We are seeking a Senior Director of Sales based in Chicago to oversee the creation and management of a dedicated sales force (department) to focus solely on the lease-up of our new developments in Student Housing and Build-to-Rent communities. The position is responsible for developing and implementing a proactive leasing strategy to increase year-one occupancy and market presence. The Senior. Director of Sales will build and motivate the team to achieve leasing targets, foster strong relationships with key stakeholders, and continuously optimize leasing strategies to maximize results. This position offers an exciting, quarterly, commission-based financial reward based on successful lease-ups in a dynamic real estate market.

What You Will Do

  • Build and lead a team of in-market salespeople and lease-up specialists, focusing on guerilla marketing strategies for our new developments through guidance, support, and mentorship to team members to ensure they meet or exceed leasing targets.
  • Provide extensive sales training to the team, including in-market deep training before lease launch, akin to pharma sales training, and regularly provide training sessions to enhance sales skills and product knowledge.
  • Develop and maintain relationships with key stakeholders, and site teams, and collaborate with internal support teams to ensure alignment with sales strategies and goals.
  • Implement sales tools and strategies to streamline the leasing process. Develop a comprehensive 1-pager with unit details, amenities, FAQs, and responses. Ensure team members have the necessary tools, such as tablets/iPads, to lease on the move.
  • Recruit, train, mentor, and empower team members to effectively carry out their responsibilities and grow beyond their current roles. Identify and nurture talent within the team.
  • Organize hook events, create experiences that resonate with our target residents, and create innovative marketing campaigns to attract and retain residents.
  • Frequent travel is necessary, up to 50%, and based upon the timing of new developments.
  • Complete all physical requirements of this role with or without a reasonable accommodation.

Ideally, you'll have

  • Experience in sales, preferably in industries such as pharma, campus marketing, or hotel sales; demonstrated ability to drive revenue growth, exceed sales targets and effectively manage client relationships.
  • Proven track record in managing sales teams, including recruitment, training, and performance management that demonstrates the ability to inspire and motivate team members to achieve and exceed sales goals, fostering a culture of success and collaboration.
  • Experience in developing and executing strategic sales plans to drive business growth and enhance market competitiveness, proven by the ability to analyze market trends, identify growth opportunities, and develop targeted sales strategies to capitalize on those opportunities.
  • Excellent communication and interpersonal abilities, with a strong emphasis on building rapport with clients and team members to effectively convey complex ideas and negotiate favorable outcomes.
  • Proven track record of driving leasing success in competitive markets, with a focus on achieving high occupancy rates and maximizing revenue through the implementation of innovative leasing strategies to attract and retain residents.
  • Ability to think creatively and strategically to achieve sales goals, demonstrated by the ability to develop unique and effective sales strategies that differentiate products and services in the market.
  • Proven analytical skills to track and analyze sales performance data, identify trends, and make data-driven decisions. Proficiency in using data analysis tools and techniques to optimize sales strategies and drive business growth.
  • Will travel extensively as required to oversee sales operations in different markets, attend industry events, and meet with local client organizations.

You'll crush it if you have

  • Existing experience working within campus marketing, hospitality or pharmaceutical sales.
  • Experience in building and leading successful sales teams, including developing and implementing sales programs from scratch.
  • Strong negotiation skills for closing deals and maximizing profitability. Experience in negotiating complex sales contracts can be highly beneficial.
  • Proficiency in data analysis tools and techniques can help identify sales trends, customer behavior patterns, and opportunities for optimization.
  • Experience in conducting competitive analysis to identify market trends, competitor strategies, and opportunities for differentiation can inform sales strategies and enhance competitiveness.
