RESIDENTIAL GENERAL MANAGERThe Company CGI is a Los Angeles-based owner, operator, and developer of multifamily real estate throughout California and the Southeast with $2 billion assets under management. The company focuses on acquiring assets where it can add value through renovations, improved management, new construction additions, or other sources to deliver above market returns to limited partner investors. The company has an entrepreneurial culture that is fast paced but rewarding.The Candidate We are seeking a motivated and results-oriented General Manager to join our growing team. In this role, you will play a pivotal role in ensuring the smooth operation of our property, fostering a welcoming environment for residents, and maximizing occupancy rates.The ideal candidate will possess a genuine passion for hospitality and a commitment to providing exceptional service. With an owner’s mindset and extensive experience managing multifamily properties, they will provide overall direction and supervision of day-to-day operations of two distinct properties: The James, offering extended stay housing, and The Baxter, a conventional apartment building. The scope includes but is not limited to, preparation of capital and operating budgets, ensuring monthly occupancy and delinquency goals are met, maximizing revenue, monitoring, and controlling expenses.
Management & Leasing:
Oversee all aspects of leasing for both The James and The Baxter, including advertising vacancies, conducting showings, screening, and selecting tenants, negotiating, and finalizing lease agreements, and collecting rent and security deposits.
Develop and implement bespoke marketing and leasing strategies to attract qualified tenants for both properties, considering their unique target demographics and market positioning.
Maintain positive relationships with existing tenants by addressing concerns promptly, enforcing lease agreements, and fostering a sense of community.
Conduct regular inspections of both properties to identify and address any maintenance issues promptly.
Oversee routine maintenance tasks and coordinate repairs with qualified vendors, ensuring timely completion and cost-effectiveness.
Ensure compliance with all applicable laws and regulations regarding property maintenance and tenant safety.
Revenue Management:
Manage the financial operations of both properties, including preparing and adhering to annual budgets, tracking income and expenses, paying bills, and generating accurate monthly financial reports.
Work closely with ownership to set rental rates and occupancy goals for both The James and The Baxter, considering market trends and property-specific factors.
Participates in monthly and quarterly portfolio performance meetings with Executive Management.
Hospitality & Guest Service:
Oversee all aspects of the resident experience, from move-in to move-out.
Develop and implement programs and initiatives to foster a sense of community and resident satisfaction.
Respond promptly and professionally to resident inquiries and concerns, ensuring timely resolutions.
Conduct regular resident satisfaction surveys and implement action plans based on feedback.
Stay informed about relevant industry trends and best practices in property management.
Candidate Qualifications and Experience:
Bachelor’s degree and five years of multi-family asset management experience; including responsibility for budget and expense control.
Two years working in Hospitality in a leadership role.
Working knowledge of local and federals laws including Fair Housing and Landlord Tenant Laws.
Strong interpersonal skills with the ability to influence /coach.
Excellent verbal and written communication skills.
Ability to work independently with strong attention to detail.
A professional and polished personal presence necessary, exhibiting discretion and integrity.
Takes pride in representing the company by being the first point of contact via phone or in person.
High degree of honesty and integrity.
Proven ability to hold teams accountable for achieving results.
Enjoys being in the field and “rolling up their sleeves” to get the job done.
Experience in supporting new business opportunities for the organization.
Full P&L responsibility from a similar operation.
Ability to develop and maintain professional relationships.
Strong organizational and planning skills.
Flexible and willing to handle last-minute changes and issues as they arise.
Willingness to work long hours and weekends when necessary.
