**Overview:**

The company I am representing is seeking a dedicated Field Operations Manager to oversee and manage the daily field operations of our property portfolio. This role is critical in ensuring the efficient management and upkeep of properties, facilitating a high standard of tenant satisfaction, and optimizing operational costs. This role will be responsible for driving the day-to-day needs of the assigned properties. The ideal candidate is a self-starter, has an ownership mindset, and can create results with minimal direction. This is a startup culture, and this role will involve frequent difficult conversations.

**Responsibilities:**

· Oversee the daily operations of multiple properties, ensuring that all facilities are well-maintained, safe, and compliant with all regulations.

· Coordinate and supervise on-site staff, including maintenance, security, and administrative personnel.

· Conduct regular site inspections to identify needs for repair or renovation; oversee project management for refurbishments, installations, and major repairs.

· Develop and implement maintenance schedules and operational procedures to enhance efficiency and effectiveness of property management.

· Manage tenant relations, addressing complaints, overseeing lease enforcement, and ensuring tenant satisfaction.

· Collaborate with the leasing management team to ensure properties are marketed properly and vacancy rates are minimized.

· Prepare and manage annual budgets for property operations, monitor and report on financial performance, and control operational expenses.

· Implement and oversee technological solutions and property management software to streamline operations.

· Ensure compliance with all health and safety regulations and maintain up-to-date knowledge of industry trends and regulations.

· Enforce Lease Requirements

· Conduct new lease and move out inspections

· Liaise with external contractors, inspectors, vendors, and service providers, negotiating contracts to secure cost-effective services.

**Experience:**

1. Bachelor's degree in business administration, real estate, or a related field preferred, may consider work experience.

2. Extensive Section 8 knowledge (Compliance, Billing, Enforcement)

3. Knowledge of property liabilities, risk management and compliance measures such as the Americans with Disabilities Act (ADA)

4. Must possess a strong bias towards action and ownership

5. Proven experience working in an administrative or office management role, preferably within the property management industry.

6. Strong organizational and multitasking skills, with the ability to prioritize tasks and manage time effectively in a fast-paced environment.

7. Excellent communication and interpersonal skills, with the ability to interact professionally with a diverse range of individuals.

8. Proficiency in Microsoft Office Suite (Word, Excel, Outlook) and property management software (e.g., Yardi, AppFolio, Rent Manager).

9. Knowledge of leasing procedures, property maintenance practices, and landlord-tenant laws and regulations, or a commitment to be familiar within the first 30 days of employment.

10. Ability to work independently with minimal supervision and as part of a collaborative team.

11. Strong problem-solving skills and a proactive approach to addressing issues as they arise.

12. Flexibility to adapt to changing priorities and willingness to take on new responsibilities as needed.

Job Type: Full-time

Pay: $54,347.00 - $57,893.00 per year
