ADVANTIX DEVELOPMENT is Hiring a Regional Property Manager Near Evansville, IN

Formed in 2007, Advantix Development Corporation serves as the not-for-profit development instrument of the Evansville Housing Authority. Its mission is to own, operate, acquire and develop housing for low to moderate income families. Since 2007, Advantix has served as developer, and general contractor for both 4% and 9% Low Income Housing Tax Credit development projects. Advantix works with local jurisdictions to develop several types of affordable housing in Indiana and surrounding areas. Currently, Advantix operates approximately 1000 units of affordable housing in Indiana. Providing quality affordable housing opportunities, improving the communities in which we work, and building strong local partnerships are the primary focuses of the Advantix Development Corporation.


SUMMARY

The primary purpose of this position is to oversee the day-to-day operations of an assigned portfolio of properties by implementing policies, procedures, and practices to enable each property to meet budgeted financial goals and achieve operational performance objectives. This portfolio is comprised of properties financed with diverse funding streams including federal low-income housing tax credit program (LIHTC), Project Based Section 8, and other affordable income restricted/low-income housing financing. The Regional Property Manager will provide direction and leadership to a growing team of community management teams.

All activities must support Advantix’s strategic goals and objectives and produce results that accomplish the goals of the overall organization.


ESSENTIAL JOB FUNCTIONS

Primary areas of responsibility and tasks that may typically be expected include but are not limited to:

  • Provides overall direction and supervision of day-to-day property management with oversight responsibility for management of the properties within the geographic region.
  • Ensures timely and accurate reporting for the assigned portfolio including vacancy and budget variances, staffing needs, upcoming inspections, and others, as needed.
  • Visits site offices regularly, inspects field operations, and reviews periodic reports from community managers to determine progress of occupancy and maintenance projects.
  • Monitors and ensures adherence to all policies and procedures related to compliance with the Landlord Tenant Act, Section 8, Fair Housing practices, LIHTC, and funding sources such as Housing and Urban Development (HUD); works closely with Compliance to ensure compliance issues are addressed in a timely manner.
  • Maintains responsibility for resolving resident relation issues and escalated complaints from residents.
  • Inspects properties to ensure the highest standards are maintained; evaluates maintenance, grounds, and housekeeping operations in areas of efficiency. Conducts periodic inspection of vacant apartments for market-ready condition.
  • Assists in or develops corrective programs for properties, when needed.
  • Supervises and coordinates preparation of annual operating and capital budgets; monitors and makes recommendations on budget performance and prepares monthly or quarterly summary report of same.
  • Provides training and ensures Community Management Teams are utilizing Yardi Rent Café efficiently.
  • Performs other related duties as assigned.

EDUCATION, EXPERIENCE AND/OR CERTIFICATION

  • Bachelor’s degree from an accredited university required. A minimum of five (5) years of property management experience, preferably Section 8/Tax Credit residential. Five (5) years of progressive and supervisory experience is required. LIHTC and CAMS/CAPS certifications are preferred. An equivalent combination of education and experience may be considered.
  • Possession of valid Indiana Driver’s License.

  • Proficiency in MS Office Suite and knowledge of Yardi software.
  • Must be able to work independently in all areas of traditional property management.
  • Ability to work flexible hours and available on a twenty-four (24) hour on-call basis.
  • Must be resident oriented and possess an understanding and tactful attitude with applicants and residents of public housing.
  • Must have comprehensive knowledge of property management principles and practices.
  • Must have thorough knowledge of Federal, State and Local Policies, and Fair Housing policies affecting low-income, Section 8 property management.
  • Must be adept in greeting, meeting, and responding to the public.
  • Must be familiar with the duties of other personnel to direct and evaluate them in the performance of their duties.
  • Ability to understand and respect values, attitudes, and beliefs that differ across cultures and to respond appropriately to these differences with participants and in planning, implementing, and evaluating programs and services.
  • Knowledge of financial management.


COMPUTER AND ADMINISTRATIVE SKILLS

To perform this job successfully, an individual should have average abilities using computer software such as MS Word, and Outlook and should be capable of using internet resources for research and developing reports. Proficient in operating and troubleshooting personal and laptop computers. Ability to learn other computer software programs as required by assigned tasks.
