Renewing Management is Hiring an Assistant Property Manager LV2 Near Evansville, IN

Description

POSITION SUMMARY:

The Assistant Property Manager (Level II) is responsible for comprehensive property leadership and will stand in as Property Manager in their absence. This role requires the ability to regularly exercise independent and sound decision-making, providing leadership and support of all aspects of community operations, sales, leasing, training, rent collection, customer service, maintenance and administrative duties, as assigned.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

  • Show and lease apartments to prospective residents at Shady Tree and Hidden Elms Apartments 
  • Lead and support resident screening and application process, ensuring all residents meet minimum criteria
  • Collect delinquent rents by strictly adhering to our collection protocol, including generation and distribution of all notices, as required
  • Assist Property Manager with accounts receivable/payable
  • Complete daily rent deposit 
  • Perform service request call backs to ensure our maintenance team delivered superior service
  • Lead and support the development, implementation, and evaluation of effective property marketing plans
  • Drive support and accountability to property maintenance requirements including dealing with vendors and contractors, including assistance in obtaining bids for capital improvements as directed by Maintenance Supervisor and/or Property Manager 
  • Establish rapport with residents so they feel recognized, valued, and appreciated
  • Ability to operate and understand personal computer functions and company utilized software
  • Make sure all make ready homes meeting company standard and report deficiencies to Maintenance Supervisor and/or Property Manager 
  • Assist with the creation of renewal offers and works with the property manager to improve renewal percent year over year
  • Effectively identify, receive, and resolve resident concerns timely and professionally

Requirements

SKILLS AND QUALIFICATIONS:

  • 3 years experience in resident leasing or property management 
  • Professional Image
  • Strong administrative, communication and organizational skills
  • Ability to set and achieve goals
  • Strong work ethic
  • Ability to sell and close a sale 
  • Ability to exercise effective independent judgment and sound decision-making
  • Entrata Experience (or comparable software use)
  • Great time management skills and the ability to prioritize
  • Strong foundational understanding of sales and marketing concepts
  • Must have reliable transportation to move between sister communities, Hidden Elms and Shady Tree, as scheduled.

EDUCATION, TRAINING AND/OR EXPERIENCE:

  • High School Diploma or equivalent. Some college or advanced technical training is preferred.
