Basic job duties include, but not limited to:
- Landlord/lender/tenant/vendor contact
- Asset management (property inspections, bank reconciliations, financial reports, approve Invoices /outgoing checks, rent & CAM abatement, check requests,
property mortgages, bank wires)
- Tenant relations/customer service
- Manage vendor/contractor service agreements
- Property budget preparation
- Oversight of new construction & property rehab
- Insurance claims & lender inspections
- Lease renewals, assignments tenant expansions & relocations
- Property refinance
- Process monthly financial reports, oversee accounts payable, accounts receivable and monthly billings.
- Produce all CAM reconciliations and annual Budgets.
- Participate in due diligence and proposed new investment transactions and preparation of transaction support, and writing proposal for final investment committee presentation.
- Develop and implement Company’s Asset Management plan which includes overseeing closings,
monitoring development and asset disposition.
- Manage and maintain relationships with Landlords, Real Estate Brokers and Developers.
- Manage the design and development processes of store environments from kick off to final approval.
Qualifications:
- High degree of flexibility and tolerance for change
- Ability to juggle many tasks at once, operate under Urgent time constraints at times and able to prioritize and re-prioritize tasks continuously.
- Some college and real estate license preferred
- 3 years commercial retail property management experience
- Strong organizational, interpersonal and analytical skills
- Motivated, self-starter with sound judgment and problem-solving abilities
- Team player who is able to work independently, be flexible and multi-task
- Ability to speak and write professionally and effectively with owners, tenants and service providers
