ABM US is Hiring a Facility Operations Manager Near Battle Creek, MI

The Facility Operations Manager is responsible and accountable for managing the operation of the parking system in a manner which complies with ABM Parking's S.O.P. Manual. The Facility Operations Manager is also responsible for assisting the System Manager with auditing. The Facility Operations Manager acts as the System Manager in his or her absence.

Days: Monday through Friday (or applicable) Hours: 7 am until 4 pm (or applicable). Some Weekends Required.

Responsibilities

  • Compliance with any and all operational S.O.P.'s.
  • Development and general supervision of the Operations Management Staff
    • Accuracy and honesty of all operational management staff handling revenues and/or aspects of the revenue control system
    • Performance of the Shift Manager and Supervisor positions
  • Adherence to the operating budgets required by the agreement in accordance with the S.O.P.'s
  • Timely submittal of all reports and records
  • Compilation of usage data of various areas to determine trends, rate improvements, revenue control problems, etc.

In order to efficiently manage and comply with the S.O.P. Manual, the responsibility of particular components has been delegated to specific positions. The following components are the responsibility of this position:

  • Attended Facilities
  • Revenue Control Equipment
  • ADA Compliance
  • Safety & Security
  • Maintenance
  • Customer Courtesy Program

Essential Functions

  • Supervise professional operation of all parking facilities.
  • Oversee the functions, scheduling and performance of the hourly field employees.
  • Manage the collection and reporting of revenues of the attended and unattended facilities.
  • Manage and properly record any expenses associated with attended and unattended facilities.
  • Manage compliance of Programs and Procedures.
  • Oversee inspection and documentation of facilities
  • Oversee the inventory of supplies.
  • Manage compliance of all service contracts. Such as:
    • Elevator Service
    • Lawn Care and Snow Removal
    • Pest Control
    • Waste Removal
    • Manage any special services. Such as:
    • Lot Sweeping
    • Asphalt Repairs
    • Painting
    • Electrical Repairs
    • Plumbing Repairs
    • Signs
  • Manage the proper maintenance and care of the following:
    • Vehicles
    • Surveillance Equipment
    • Access Control Equipment
    • All Tools and Maintenance Equipment

Daily Tasks

  • Visually inspect all attended and unattended facilities
  • Ensure all staff levels are maintained.
  • Manage the revenue collections of all attended and unattended facilities.
  • Manage completion of the DCR's (Daily Cash Reports) of all ramps and attended lots.
  • Oversee the audit of the Daily Reports.
  • In the absence of the Office Manager, assist with the front counter duties.
  • Provide necessary direction and guidance to the maintenance staff and enforcement staff.
  • Confirm proper operation of the Access Control Equipment.
  • Review the event schedule and assign staff accordingly.
  • Review and document any incidents when necessary.
  • Perform customer service functions when necessary, (lockouts, battery-jump starts, etc.).
  • Inspect and confirm the proper opening of the Attended Facilities. This includes:
    • Access Control Equipment
    • Lighting
    • Elevators
    • Barricades and Cones
    • Overhead and Pedestrian Doors
    • Cleanliness
    • Check time clocks and ticket dispensers for correct times and sufficient ticket supplies.

Weekly

  • Test-drive all vehicles for proper running conditions.
  • Perform and document regular lighting inspections and manage the repair of any lights improperly working.
  • Conduct spot audits of the Front Counter.

Monthly

  • Perform and document maintenance inspections of all attended and unattended facilities.
  • Perform and document vehicle inspections.
  • Perform and document inspections of any power tools and heavy equipment.
  • Attend the scheduled staff meetings as required.

Quarterly

  • Attend the Quarterly Training Meeting
  • Conduct employee quarterly evaluations.

Annually

  • Perform and compile a comprehensive Spring Maintenance Inspection for all attended and unattended facilities. Include an action plan documenting the time line for completion of items noted in the inspection.

Requirements:

  • High School Diploma or equivalent required
  • 2 years' operations experience in service environment required 
  • Strong attention to detail
  • Strong communication, verbal and written
  • Understand and respond appropriately to client and customer inquiries and/or issues.
  • Proven ability to manage, train and develop team members.
  • Ability to analyze and solve problems quickly and effectively.
  • Able and willing to attend events on weekends
  • Knowledge of maintenance standards and safety compliance 
  • The individual may be required to stand and walk for the majority of the work shift.
  • Must have valid Driver's License
