Job Title: Superintendent

Department Group: Commercial Construction

Reports to: Primary- Project Manager

Secondary – President, Vice President

Position Type: Full-Time

Role and Responsibilities:

Commercial Ground Up Construction. Organize, direct and control the work of the field personnel and the operation and maintenance of auxiliary equipment so as to meet construction contract objectives of cost, quality, time schedule, equipment conservation and safety.

Superintendent Job Duties:

The Superintendent position will manage and control assigned projects, including overseeing field operations, site safety, productivity, schedule, quality work, trade contractor and supplier coordination and work in conjunction with the Project Manager leading the project team. The Superintendent reports directly to the Project Manager for fulfilling assigned duties and responsibilities.

Additional Specific Duties to Include but Not Limited to:

A. Work Procurement

  • Participate in the marketing effort by making contacts, maintaining a network of possible clients and project leads.
  • Participate in presentation and proposal preparations, bringing knowledge of constructability into the process.
  • Participate in determining sequence and activity duration on schedules for proposed projects.
  • Looks for project leads.

B. Client Loyalty

  • Understand and communicate to all field personnel the owner’s goals regarding construction.
  • Maintains positive relationships with the owner and architect throughout the project(s).
  • Maintain positive relationships with subcontractors and suppliers.

C. Pre-Construction

  • Provide technical expertise throughout the Pre-Construction process.
  • Participate in the Constructability review.
  • Provide input for the project schedule during Pre-Construction.
  • Have involvement in the estimate.

D. Safety

  • Insure job safety requirements are understood and implemented by all project personnel and trade contractors. Continually strives for Zero Incidents on all projects.
  • Provide safety orientation for all subcontractors prior to the commencement of their work.
  • Review the trade contractors’ safety program and MSDS information in the trade contractor start-up meeting.
  • Lead on-site safety meetings at a minimum of once a week. Ensure agenda discussed and subcontractor employees in attendance are documented and saved on company server.
  • Watch for and correct all safety hazards at the jobsite. Report all safety incidents to Project Manager and main office.
  • Attend Quarterly Safety Meetings.
  • OSHA 30 certification to be attained within four (4) months of hire date (company will provide class)
  • Perform weekly safety audits and immediately correct non-complying work.
  • Participate in safety inspections when the third party safety consultant conducts their monthly inspections and immediately notify subcontractors violating safety policies. Correct non-complying work on the spot.
  • Coordinate meetings between subcontractors, project team members, and third party safety consultant prior to performing critical, high risk activities such as but not limited to critical lifts, confined space entry, trenching, or hot work.

E. Planning and Construction

  • Review the plans and specifications for constructability and construction schedules and advise the project team of issues or deficiencies.
  • Understand the contract with the owner.
  • Understand project estimate and budget set-up.
  • Understand trade contractor and supplier contract scopes.
  • Assist in quantity takeoff and pricing estimates.
  • Assist in the preparation and management of the detailed project schedule with sequence and activity duration including procurement items.
  • Meet contract specifications and Company quality standards. Coordinate the work of subcontractors.
  • Coordinate procurement delivery, storage and usage of materials and tools with Project Manager.
  • Schedule and procure tools and equipment necessary for the project. Coordinate equipment and manpower availability requirements with the General Superintendent.
  • Prepare and report daily labor breakdown.
  • Direct and counsel subordinates in the achievement of improved construction methods.
  • Receive materials delivered at job site and sign copy of bill of lading.
  • Work with subcontractors to expedite their contractual agreements.
  • Maintain daily diary of work progress, materials, and equipment on hand as well as subcontractors working and unusual items, happenings or delays on project.
  • Make periodic job site inspections with architect, engineer, client, and other inspection agencies.
  • Check on cost and quality of work performed.
  • Prepare and submit field work orders for extras to Project Manager with associated price and cost information.
  • Assist owners, architects and others on field problems, color and/or finish selections, etc.
  • Establish the punchlist process and close-out procedures with the Project Manager, Owner and Architect before trade contractor work starts.
  • Advise the Project Manager on all matters relating to his assigned contract and job site.
  • Direct the accurate preparation of labor time sheets, equipment utilization documents, and all associated job cost source documents.
  • Order and procure miscellaneous small materials required for project with coordination of Project Manager.
  • Mentor and train other employees as necessary.
  • Must have and maintain knowledge base and understanding of current State and local municipality Building Codes.

Qualifications and Education Requirements:

  • Five or more years of experience supervising ground-up construction projects of increasing complexity.
  • Ability to work under pressure and coordinate numerous activities and groups of people who need to cooperate to achieve maximum efficiency.
  • Basic knowledge of Microsoft Office, especially Outlook, Word and Excel.
  • Ability to send and receive e-mail communications.
  • Must have a good command of the English language, oral and written.

Additional Notes:

Must have own vehicle for frequent travel.

The use of all appropriate and/or mandated safety equipment is required.

Must have clean driving record, as determined by our liability insurance carrier.

Must be able to pass a Level 2 background screening.

Must be able to walk on uneven terrain, and climb stairs and ladders.
