Job Title: Assistant Superintendent

Department Group: Construction Operations

Reports to: Primary- Superintendent

Secondary – Project Manager

Position Type: Full-Time

Role and Responsibilities:

Assist the Superintendent in the organization, direction and control of the work, of the field personnel and the operation and maintenance of auxiliary equipment so as to meet construction contract objectives of cost, quality, time schedule, equipment conservation and safety.

Assistant Superintendent Job Duties:

The Assistant Superintendent position will assist the Superintendent in the management and control of assigned projects, including overseeing field operations, site safety, productivity, schedule, quality work, trade contractor and supplier coordination and work in conjunction with the Project Manager leading the project team. The Assistant Superintendent reports directly to the Superintendent for fulfilling assigned duties and responsibilities.

Additional Specific Duties to Include but Not Limited to:

  2. Participate in the marketing effort by making contacts, maintaining a network of possible clients and project leads.
  3. Participate in determining sequence and activity duration on schedules for proposed projects, if requested.

  2. Understand the owner’s goals regarding construction.
  3. Maintains positive relationships with the owner and architect throughout the project(s).
  4. Maintain positive relationships with subcontractors and suppliers.
  1. Pre-Construction
  2. With the Superintendent, provide technical expertise throughout the Pre-Construction process.
  3. With the Superintendent, participate in the Constructability review.
  4. With the Superintendent, provide input for the project schedule during Pre-Construction.
  5. With the Superintendent, have involvement in the estimate.
  1. Safety
  2. Insure job safety requirements are understood and implemented by all project personnel and trade contractors. Continually strives for Zero Incidents on all projects.
  3. Assist the Superintendent with providing safety orientation for all subcontractors prior to the commencement of their work.
  4. With the Superintendent, review the trade contractors’ safety program and MSDS information in the trade contractor start-up meeting.
  5. Assist the Superintendent with on-site safety meetings, to be held a minimum of once a week. Ensure agenda discussed and subcontractor employees in attendance are documented and saved on company server.
  6. Watch for and correct all safety hazards at the jobsite. Report all safety incidents to Project Manager and main office.
  7. Attend Quarterly Safety Meetings.
  8. OSHA 30 certification to be attained within four (4) months of hire date (company will provide class).
  9. Assist the Superintendent with the weekly safety audits and immediate correction of non-complying work.
  10. Participate in safety inspections when the third-party safety consultant conducts their monthly inspections and, assist the Superintendent in the immediate notification of subcontractors violating safety policies. Correct non-complying work on the spot.
  11. Assist the Superintendent in the coordination of meetings between subcontractors, project team members, and third party safety consultant prior to performing critical, high risk activities such as but not limited to critical lifts, confined space entry, trenching, or hot work.

Planning and Construction (With the Superintendent):

  1. Review the plans and specifications for constructability and construction schedules and advise the project team of issues or deficiencies.
  2. Understand the contract with the owner.
  3. Understand project estimate and budget set-up.
  4. Understand trade contractor and supplier contract scopes.
  5. Assist in quantity takeoff and pricing estimates.
  6. Assist in the preparation and management of the detailed project schedule with sequence and activity duration including procurement items.
  7. Meet contract specifications and Company quality standards. Coordinate the work of subcontractors.
  8. Coordinate procurement delivery, storage and usage of materials and tools with Project Manager.
  9. Schedule and procure tools and equipment necessary for the project. Coordinate equipment and manpower availability requirements with the General Superintendent.
  10. Prepare and report daily labor breakdown.
  11. Direct and counsel subordinates in the achievement of improved construction methods.
  12. Receive materials delivered at job site and sign copy of bill of lading.
  13. Work with subcontractors to expedite their contractual agreements.
  14. Maintain daily diary of work progress, materials, and equipment on hand as well as subcontractors working and unusual items, happenings or delays on project.
  15. Make periodic job site inspections with architect, engineer, client, and other inspection agencies.
  16. Check on cost and quality of work performed.
  17. Prepare and submit field work orders for extras to Project Manager with associated price and cost information.
  18. Assist owners, architects and others on field problems, color and/or finish selections, etc.
  19. Establish the punchlist process and close-out procedures with the Project Manager, Owner and Architect before trade contractor work starts.
  20. Advise the Project Manager on all matters relating to his assigned contract and job site.
  21. Direct the accurate preparation of labor time sheets, equipment utilization documents, and all associated job cost source documents.
  22. Order and procure miscellaneous small materials required for project with coordination of Project Manager.
  23. Must have and maintain knowledge base and understanding of current State and local municipality Building Codes.

Qualifications and Education Requirements:

  • Two to Five years of experience in commercial construction projects.
  • Ability to work under pressure and coordinate numerous activities and groups of people who need to cooperate to achieve maximum efficiency.
  • Basic knowledge of Microsoft Office, especially Outlook, Word and Excel.
  • Ability to send and receive e-mail communications.
  • Must have a good command of the English language, oral and written.
  • Must have own vehicle for frequent travel.
  • The use of all appropriate and/or mandated safety equipment is required.
  • Must have clean driving record, as determined by our liability insurance carrier.
  • Must be able to pass a Level 2 background screening.
  • Must be able to walk on uneven terrain, and climb stairs and ladders.
