Vida Management is Hiring a Property Manager Near Kansas, KS

The Property Manager is responsible for overseeing all operations, financial performance, and maintenance of one or more properties. To be successful in this role, the Property Manger must be able to ensure effective day-to-day operations while also meeting financial targets. An excellent property manager should be able to boost property value while also satisfying the tenant’s needs. Our Property Manager is known for their superior customer service and technical skills, as well as their ability to work in a team environment.

Property Management is a fast-paced, highly regulated, customer service focused environment. The ability to multi-task and make sound decisions quickly is important. Logical thought process, good business acumen and strong people skills are important. The Property Manger must be able to work independently and collaboratively.

What you will do

  • In conjunction with the Regional Property Manager, the Property Manager will be responsible for operating budgets, monitoring income and expenses, and preparing operational leasing.
  • Achieve or exceed company targeted physical and economic occupancy goals by effectively managing all activity related to leasing, resident retention, and concessions.
  • Understands the Apartment Association lease and contracted credit report application.
  • Ensures all payables are accurate in submission and coded correctly for property, portfolio, and ownership.
  • Collect receivable accounts and manage operating expenses.
  • Collaborate with vendors and contractors, and coordinate with tenants, to expedite completion of work.
  • Inspects vendor projects regularly to verify the quality of maintenance and construction by contractors, as well as the required insurance certificates.
  • Inspects property on a regular basis to assess the condition of infrastructure and grounds.
  • Ensures compliance with relevant laws and regulations.
  • Negotiate lease/contracts with contractors in a timely and reliable manner.
  • Investigate and resolve resident complaints and concerns in a timely and efficient manner.
  • Hire, coordinate and provide regular training and professional development for the team and assess performance regularly.
  • On-call 24/7 in the event of a major emergency (fire, flood, natural disaster, violent crime, etc.) that cannot be managed by the employee on-call. Responds to the property within 30 minutes in case of such an emergency.

Property Manager Required Skills and Qualifications:

  • Minimum of 5 years previous experience in multifamily property management
  • Minimum of 2 years in an assistant property manager or community manager role.
  • Yardi experience strongly preferred.
  • Strong understanding of marketing and accounting principles.
  • Excellent communication skills, both verbal and written
  • Excellent skills in negotiation, problem solving, multitasking, and stress management.
  • Knowledge of local and national regulations for property management
  • Customer focus and bottom-line orientation
  • Must possess strong mindfulness and sales ability.
  • Solid knowledge of office software such as Microsoft Outlook, Excel, and Word
  • Must be able to prioritize multiple deadlines in an efficient manner.
  • Bachelor’s degree in business administration, or related field. (Preferred)
  • High School Diploma or GED. (required)

Job Type: Full-time

Pay: $65,000.00 - $80,000.00 per year
