Student Housing company seeking an Analyst to join the team in Dallas, TX.

Job Purpose:

The Analyst will assist in the underwriting and sourcing of student housing investment opportunities. This person will also support the asset management function with portfolio and market analysis.

Primary Duties & Responsibilities:

The Analyst will assist the Acquisitions and Asset Management team in all aspects of deal sourcing, underwriting, and institutional best practice initiatives:

• Perform financial analysis of acquisitions and development opportunities via financial modeling, analysis of cash flows, analysis of return and project sensitivities, and application of valuation methods using Microsoft Excel
• Make informed decisions regarding modeling assumptions while maintaining the ability to logically defend and present said assumptions
• Assist with due diligence process associated with acquisitions by performing document control, physical and financial due diligence, developing underwriting assumptions, verifying, and establishing projections or other duties as assigned
• Prepare investment committee proposals for new projects under consideration including presentation materials and graphic requirements
• Shop comparable properties while maintaining detailed notes to inform underwriting assumptions
• Develop and apply quantitative models to deals under consideration for investment
• Complete asset management projects on an ad hoc basis, including both portfolio and asset-level analyses
• Sales Comp tracking - pull down sales data from various data sources/organize &
  maintain
• Deal Tracking - Catalogue all acquisition/investment opportunities, download all materials, and maintain/organize them on local network drive
• Development Pipeline tracking - maintain and keep up to date all investment opportunities in key target markets
• Periodic travel required

Qualifications:

Minimum Requirements include:

• Bachelor's degree from an accredited institution
• 1-3 years of related experience in real estate or in a financial analysis role (student housing or multifamily preferred)
• Ability to demonstrate proficiency in Microsoft Office software with advanced Excel and PowerPoint skills. Advanced Excel skills required for detailed cash flow models
• Analyze market and industry trends from a strategic point of view; Analyze and interpret various types of data to draw conclusions and solve problems
• Perform numerical and financial calculations and analysis
• Exchange ideas, information, and opinions with others to inform investment decisions, including communications with brokers, coworkers, and capital partners
• Possess excellent interpersonal skills
• Think creatively and contribute to project success
• Successfully manage a variety of tasks within a tight time schedule, including multiple potential transaction models at once
• Demonstrate strong initiative and ability to work independently with minimal oversight
• Interact with employees, visitors and business partners with poise and diplomacy
• Establish and maintain a cooperative working atmosphere among staff
• Ability to leverage technology to perform all job functions at the highest level

Education and Experience Requirements:

• Bachelor's degree (B. A.) from four-year college or university
• 1-3 years related experience in commercial real estate

Other and/or Preferred Education/Experience:

• Proficient in Microsoft Office products
• Experience with Entrata or equivalent property management software
