POSITION: Vice President of Asset Management
REPORTS TO: Principals

UIP Asset Management (UIPAM) seeks a motivated, people-centric, and knowledgeable Vice President of Asset Management to lead our Asset Management (AM) segment. Reporting to our two Principals, the VP of AM will strategically manage the financial performance and operations of UIPs residential and commercial portfolios and provide mentoring and coaching to the AM staff. Using industry-backed standards and knowledge of local markets and regulations, they will empower their staff to effectively drive value for our residents and investors through maintaining stringent budgets, adhering to business plans, and planning for changes in the property management market.
DUTIES AND RESPONSIBILITIES
The VP of AM is responsible for setting the strategic vision and goals for the business unit, creating and fostering an ethical and professional leadership culture, and growing the business unit. In partnership with the Property Management leadership and team, they will work closely with the Principals to exceed investor expectations, ensure owner satisfaction, and continue to improve UIPAMs profitability and operational effectiveness. They will conduct all business in a professional and ethical manner to serve internal and external customers and increase the goodwill and profit of the company.
STRATEGIC PLANNING & FINANCIAL ACUMEN
- Develop and implement streamlined, updated regular analysis of UIPs investments
- In partnership with the Property Management and Accounting teams, recommend, develop, and implement industry standard investor reporting processes and procedures
- Review monthly operations results and participate in monthly, quarterly, and annual reporting process by reviewing preliminary and final reports, draft variance reports, and bringing a critical, experienced eye to the reporting cycle
- Assist in the creation of annual budgets by Property Management team
- Manage the development of Annual Business Plans, as necessary
- Regularly monitor, review, and report on adherence to operating and development budgets and be able to discuss findings in at a granular and portfolio level
- Monitor and report on adherence to Annual Business Plans
- Regularly visit properties/assets and development projects to make suggestions to improve property/asset performance
- Work closely with the VP of Property Management and Regional Directors to ensure properties are meeting leasing goals and that staff has the resources to meet goals
- Conduct market research and create competitive analyses of properties; apply market knowledge to assist in setting market rents and specials
- Review problem vacancy and recommend solutions
- Following an acquisition, partner with the Accounting team to ensure accurate entry of project details into Yardi
- Draft weekly, monthly, quarterly, and annual investor reports as necessary
- Respond to investor questions and conduct weekly, monthly, quarterly conference calls and in-person meetings
- Attend Property Management and Development meetings; schedule and conduct Asset Management meetings
- Manage, in conjunction with the CFO, the annual report and annual audit process with third party CPAs and manage presentation of annual reports/audits to investors
- Other assigned projects and responsibilities as necessary
PEOPLE MANAGEMENT
- Partner with HR and the Principals to establish and maintain a succession plan which will ensure that qualified successors are in training or in place for key positions
- Develop a career development framework for employees
- Partner with HR to supervise, coach, and mentor staff and support employee growth and development through effective recruiting, training, and disciplinary actions
- Work with HR to establish and administer employee relations programs designed to motivate employees, boost morale, and maintain a positive work environment
- Develop staffing recommendations and present them to the Principals in accordance with personnel needs
- Manage the AM senior staff members
TRAINING
- Responsible for ensuring that the AM staff is appropriately trained on relevant regulations, policies, procedures, and software
- Work closely with the HR, ensure that managers and staff are appropriately onboarded and trained to efficiently and effectively perform their roles
COMPLIANCE & POLICIES
- Review and update AMs policies and procedures. Recommend new policies and operating procedures as needed for efficient company operation
- Review and administer necessary insurance policies and stay abreast of legal issues and pending litigation
- Monitor changes in building regulations for local jurisdictions and states and make appropriate recommendations for changes to policy
BUSINESS DEVELOPMENT & CONTRACTS
- Develop and maintain relationships with key community stakeholders and clients
- Provide sales leadership by leading efforts to identify opportunities, prepare and review proposals and presentations
- Negotiate and write specifications for major contracts with preferred vendors, suppliers, and contractors for maximum cost savings
- In partnership with Property Management, maintain Approved Vendors List and Contractors List updated annually or as necessary
- Ensure contractors provide Certificates of Insurance that meet the required insurance requirements and coverage
QUALIFICATIONS
- 15 years of substantive knowledge of the property management industry, with a deep understanding of the DC, VA, and MD markets and regulations
- Recent experience managing multi-family, retail, and mixed use assets
- Bachelors degree in Business Administration, Accounting, Real Estate, or related field or relevant work experience
- Substantial finance and accounting experience
- Proven ability to lead a complex organization and set strategic direction and vision
- Proficient in Microsoft Office Suite and project management software
- Proficiency in Yardi
- Strong leadership skills with the proven ability to motivate a team and drive productivity and results.
- Excellent presentation, writing and communication skills with the ability to multi-task and change direction quickly
- Strong work ethic, proactive, well-organized, detail-oriented, analytical, and professional
- Ability to work in a fast-paced, self-directed, entrepreneurial environment
- Demonstrated strong communications and interpersonal skills
