About Adoor Property Management (APM)
Adoor Property Management LLC ("APM") is a new property management platform focusing on build-to-rent and single-family rental ("SFR") homes. APM will leverage Darwin Homes' proprietary software and end-to-end real estate platform, establishing itself as a leading player in the SFR industry.
The Role
The Property Manager is the front line employee working with our residents and leasing, maintenance and construction partners to provide top-tier customer service and drive day to day operations of the portfolio of properties they are assigned.
What You'll Do

• Overseeing all property management functions in portfolio and assisting leasing staff in seamless transfer in the move in process.
• Represent the company to current or prospective residents in courteous and professional manner with a focus on putting customer first
• Assisting in organizing repairs and maintenance for the current portfolio.
• Maintaining awareness of local market conditions, trends and shopping competition to better situate the company against competitors.
• Adhering to stringent collections policy and heavily focused on rent collection throughout the month.
• Maintaining consistent communication with our residents as well as all ancillary services that touch the resident.
• Conducting and coordinating routine inspections of properties when needed. Working with internal as well as outside counsel to move through eviction lifecycles.
• Assisting in resident relations programs and prepares the resident for what a tenancy with the company will be.
• Working with existing residents to renew leases, transfer to other company properties, and create brand loyalty.
• Ensuring adherence to all local, state, and federal laws governing Fair Housing, Americans with Disabilities Act, FairCredit Reporting Act, and other laws pertaining to real estate or leased properties

Requirements

• High School Diploma or GED
• Hold an active Real Estate license in the state of Georgia, multiple states preferred
• 5 years of property management experience
• Experience using YARDI a plus
• Prefer bilingual in Spanish
• Ability to lift and carry up to 20 pounds.
• Extended periods of standing, walking, and/or sitting.
• Manual dexterity to operate equipment and perform tasks.
• Ability to bend, stop, kneel, crouch, or crawl as necessary.
• Visual acuity to read printed materials, computer screens, and other documents.
• Ability to communicate effectively verbally and in writing.
• Physical stamina and endurance to perform duties requiring physical exertion.
• Ability to work in varied environmental conditions, including but not limited to, extreme temperatures, noise, and heights.
