OverviewAt Michaels, our business is centered around people finding their ideal homes. As a Maintenance Superintendent, you will play a vital role in ensuring the upkeep and appearance of our properties. Reporting to the Community Manager, you will oversee mechanical maintenance and overall site appearance at one or more locations.
ResponsibilitiesMaintenance Projects:
- Conduct regular inspections of units, buildings, and common areas
- Tackle repairs, maintenance requests, and janitorial tasks as required
- Coordinate work order requests while prioritizing maintenance needs
- Obtain bids for services and coordinate contractor activities
- Maintain knowledge of contracts, suppliers, and their offerings
- Adhere to budget guidelines for supply purchases
- Maintain accurate records for preventive maintenance, warranties, and work orders
- Manage inventory of tools, equipment, and supplies
- Perform light electrical, plumbing, and carpentry repairs
- Conduct custodial work and exterior maintenance tasks
- Adhere to safety standards and OSHA regulations
- Stay updated on building codes and standards
- Provide timely and professional service to residents, contractors, and management
- Participate in on-call schedules for emergency coverage
- Assist with unit turnovers and preparation for new move-ins
- 3 years of full-time maintenance experience
- Previous residential property management experience preferred
- Expertise in carpentry, plumbing, electrical work, painting, and HVAC
- Supervisory experience for a minimum of 2 years
- High school diploma or equivalent
- HVAC certification required; CPO preferred
- Willingness to pursue CPO certification if not already held
- Valid driver's license with a good driving record
- Proficient in mechanical/trade skills listed in required experience
- Strong interpersonal and communication skills
- Ability to work in varying conditions and follow safety protocols
- Expect a range of indoor and outdoor tasks
- Preparedness for varying conditions, including extreme temperatures and exposure to cleaning materials
- Willingness to work flexible hours, including evenings, weekends, and holidays
