Project manager will use their skills in both cost management and field operations to manage material procurement, subcontractors and equipment while strictly adhering to safety and quality standards. They will assist in the entry and exit of projects, including but not limited to pre-construction site visits to assess feasibility, logistics, site conditions, and measurement verification. At the end of projects assist in preforming punch lists, walk through, and customer satisfaction.
- Preparing for the project
o Take off for lumber/ hardware/ lighting/ etc.
o Quote lumber packages and price check high value items (decking, railing, trim) to price sheet
o Setup material delivery schedule
o Check Miss Utility is complete
o Make copies of Scope of work and ALL drawings for crew (at least 2 copies)
o Create Crew pay sheets
- Pre-construction site visit
o Verify measurements and site conditions
o Determine access and material placement
o Paint deck/ patio design on the ground as needed
o Inspect existing structure
o Document any existing damage
- Pre-construction Meeting with client
o Small jobs, verify contract details and scope of work over the phone or by email and pictures
o Large projects, schedule meeting with client and manager to review scope of work and schedule for construction
o Review any and all changes, modifications, and exclusions due to feasibility, permitting, zoning, HOA, or site conditions.
o Review a tentative schedule or sequence of construction and inspections.
o Discuss expectations, best time, and method for communication during construction
- Start and Supervise the project
o Deliver dumpsters and remove all demolition
o Deliver or coordinate delivery of material
o Update client of day to day progress of construction and inspections
o Coordinate, schedule subcontractors, and arrange access with client
§ Schedule Electricians, Inspectors, Plumbers, etc.
o Coordinate getting payment or other milestone payments during construction
o Schedule all inspections and meet inspectors onsite as needed
o Schedule site visits for quality control and contract execution
o Communicate change orders for additional work or changes to the scope to the sales representative
o Removal of all trash and debris
o Schedule Final Walk Through
o Coordinate Warranty/ Repairs
