Southwestern Community Services is Hiring an Occupancy Specialist I Near Keene, NH

Reports to: Director of Property Management

Classification: Non-Exempt

Job Summary:

The Occupancy Specialist 1 is responsible for leasing apartments in compliance with HUD, Tax Credit,

Home, and Fair Housing regulations. The Occupancy Specialist 1 is also responsible for enforcing the

terms of the lease. Primary responsibilities include interviewing and screening applicants, processing

verifications, showing apartments, collecting rent, communication with tenants, addressing tenant

concerns, performing inspections along with the maintenance department, maintaining tenant files,

processing move ins, move outs, and recertifications when appropriate. It is expected that the

Occupancy Specialist 1 will require some guidance in performing these tasks. It is expected that the

Occupancy Specialist 1 will become certified in LIHTC and/or HUD within 6 months of beginning this

position.

Essential Functions:

  • Ability to lease vacant units according to the tenant selection plan and the funding sources
regulations.
  • Maintains compliance with all the program regulations relating to move ins, recertifications, and
move outs.
  • Follows Fair Housing Laws.
  • Communicates with tenants in a manner that is productive, respectful, and professional.
  • Cross trains with other team members to provide backup as needed.
  • Tax Credit or HUD certification required. Once achieved, must attend yearly updates or

refresher courses.

  • Maintains a valid driver's license, proof of insurance, and a dependable car.
  • Enforces rental payments policies.
  • Ability to utilize the Housing program’s software to be effective in the position.

  • Ability to communicate with outside agencies in a professional manner
  • Strong computer skills including knowledge of Microsoft Word, Excel, and Outlook
  • Valid driver's license
  • Proof of insurance and dependable vehicle
  • Willingness to travel to various sites that are managed by Services
