Job Title: Director of Turnover

Department: Maintenance

Reports to: VP of Service

Status: Full Time / Salary / Exempt

Duties/Responsibilities:

• Required to track KPI’s and achieve established objectives.

• Develop and submit yearly budget for Turnovers, as well as approve larger expenditures within budget.

• Ability to manage priorities and workflow.

• Demonstrated success in supervising and motivating other team members.

• Strong organizational, problem-solving, and analytical skills

• Collaborate with Property Management team to ensure they are aligned with filing insurance claims and residents charge backs when appropriate.

• Analyze and adjust yearly budgets and maintain goals.

• Review properties and find ways to reduce turnover cost as well as coordinate turnover activities and materials with Director of Service to reduce yearly cost to maintain.

• Proven experience and understanding of Single-Family Rental properties (SFR)

• Time management skills with ability to multi-task and prioritize work.

• Responsible for employee payroll, and turnover vendor payments

• Ability to navigate property management software.

• Managing all day-to-day Turnovers SFR Operations.

• Assist with all other duties as assigned.

• Strong decision-making and problem-solving skills, along with advanced conflict resolution skills.

• Effective communication and interpersonal skills and proficient in English. Must be able to articulate needs and convey information verbally and in writing effectively with employees, customers, supervisors, and co-workers throughout the organization.

• Ability to work autonomously and motivated to prioritize schedule.

Education and Experience:

• Bachelor’s Degree or 7 years of relatable experience

• Experience in SFR Property Management, Turnovers or Maintenance.

• 5 Years of experience managing multiple layers of teams.
