Property Manager Job Summary:
Property Manager will be responsible for the management of a property under the direction of the Vice President of Operations and fulfilling the manager’s obligations in accordance with company guidelines.
Responsibilities include:
· All aspects of bookkeeping to include A/R, A/P, and all facets from prospect to move out (SODA’s)
· Always maintain a professional appearance and attitude
· Responsible for all lease auditing and approvals
· Monitor collections and coordinate default proceedings
· Ensure compliance with Property Management Policies and Procedures, codes, regulations, and governmental agency directives
· Provide management and leadership to property staff, including hiring and performance management
· Perform comprehensive semi-annual inspection process for properties; complete weekly, monthly, quarterly, annual inspections as required for a specific asset
· Assist with developing operating and capital budgets, track variances, oversee the completion of reconciliations, and ensure smooth recovery process
· Bid, negotiate, and manage conformity with vendor contracts in accordance with contract requirements or client requirements
· Accurate and timely reporting per production calendar
· Provide and foster positive relationships with residents and employees to include maintaining a professional and courteous manner with residents, visitors, contractors, and fellow employees. Property Manager must have the necessary tools to effectively complete tasks outlined above. One must have the ability to follow oral and written instructions and be able to maintain effective and cooperative working relationships
· Maintain high occupancy per budgeted occupancy
· Maintain low to zero delinquency
· Timely payment & processing of all invoices
· Comprehensive knowledge of market/submarket areas
· Assist residents with concerns & requests
· Ability to professionally compose correspondence
· Coordinate and supervise all business functions related to the property
Requirements:
· Bachelor’s degree preferred
· 3 years’ experience as property manager
· Ability to analyze, prioritize, and delegate
· Ability to effectively manage a team of professionals, including both employees and vendors
· Previous experience in analyzing and negotiating lease and/or contract language
· Yardi experience preferred
· Effective communication and customer service skills (oral and written)
