We are currently looking for a Commercial Assistant Property Manager to assist in the management of properties as assigned with consistent and high-quality service. The Assistant Property Manager would be responsible for the day-to-day management of a mixed portfolio of retail, office and industrial products with supervision of the Property Manager or Senior Property Manager. This ideal candidate would exhibit high standards, excellent communication skills, have an ability to take initiative, and prioritize daily tasks. A strong ability to take charge, pay attention to details, and meet tight deadlines will ensure your success in this multi-faceted role. Commercial Property Management experience as well as a Nevada Real Estate License and Property Management Permit is required.

Responsibilities:

  • Communicate and create positive relationships with tenants and vendors
  • Assist with coordination, scheduling or obtaining vendor proposals for work orders
  • Issuing RFPs, Service Agreements, and Purchase Orders with Manager's direction
  • Completing property inspections and evaluating property needs and improvements
  • Complete lease abstracts for PM review and track specific lease terms such as rent abatements, TI Costs, rent schedule, SD refunds, and use restrictions
  • Preparation of tenant correspondence, including late payment notices, default notices, and demand letters
  • Assist in coordinating and completing tenant move-ins and move-outs
  • Assist with annual budgets and CAM Reconciliations
  • Assist with client financial packages including property reports and variance reports
  • Assist in the day-to-day financial management of the properties with specific attention to rent collection and invoice management
  • Ensure tenant and vendor insurance compliance and maintain current Certificates of Insurance
  • Maintain contact information for tenants, board members, clients, and vendors
  • Compose professional correspondence to necessary parties as directed
  • Responsible for continuous education with regard to commercial real estate and property management

Qualifications:

  • Proficient in Microsoft Office and Google Drive
  • Strong interpersonal, customer service, and communication skills
  • Ability to calmly resolve disputes or complaints, at the direction of PM/SPM
  • Demonstrate initiative and sense of urgency in daily duties by meeting or improving upon deadlines
  • Understand lease terms
  • Ability to learn quickly and use available resources to research solutions
  • Ability to multitask and prioritize workload
  • Detail Oriented
  • Eager to learn and grow within the organization

Experience:

  • 2-3 Years Preferred
