FirstService Residential is Hiring a Property Coordinator Near Las Vegas, NV

Position Title: Property Coordinator, Commercial

Reports To: Regional Manager

Location: Las Vegas, NV

Hours: Part Time (1 day a week, 8 hours)

MarWest Commercial specializes in the formation & management of commercial property owners Associations. With 300 commercial office, industrial, medical office, and mixed-used properties under management throughout the United States, MarWest is known as the industry leader.

Job Responsibilities

The Property Coordinator (“PC”) assists the Property Manager (“PM”) in overseeing a portfolio of Commercial Property Owner Association accounts to ensure business is executed in a timely and accurate manner, in accordance with Association governing documents, board policies, MarWest policies and procedures, NV Law and other applicable regulations. A successful Property Coordinator is a self-accountable, well-organized, proactive person who takes pride in the appearance of the property and enjoys building relationships with boards of directors, owners, and tenants. The Property Coordinator “owns” certain operational aspects such as landscape inspections and is responsible for understanding and meeting client expectations. Property Coordinators enjoy a high degree of autonomy as long as they remain service-oriented, accessible and accountable. Property Coordinators receive a high level of corporate support from other Property Managers, Accounting Staff, Regional Leaders, IT and Senior Leadership.

Essential Duties & Responsibilities

  • Proactive inspection of landscape areas and other common amenities and timely execution of necessary repair and maintenance activities.
  • Must have reliable transportation and be able to drive to all work locations.
  • Assess and monitor property needs: identify opportunities for improved communication or service delivery methods.
  • Understanding of all property governing documents (CC&Rs, By-Laws, & Rules) and ensure all requirements are followed.
  • Quickly gain a working knowledge of MarWest systems and networks (including Avid, Jenark, etc.), and assimilate standard operating policies and procedures.
  • Respond to owner / tenant requests for maintenance or compliance issues, or architectural change approvals.
  • Gather detailed bids for major non-recurring projects, or for requested changes in recurring vendor contracts.
  • Monitor the financial position of the association and present financial reports
  • Assess and monitor property needs: identify opportunities for improved communication or service delivery methods. Implement programs or improvements.
  • Operate within budgets approved by the properties.
  • Other duties as assigned.

  • Practice and adhere to Company Global Service Standards.
  • Conduct business at all times with the highest standards of personal, professional and ethical conduct.
  • Ensure all safety precautions are followed while performing the work.
  • Follow all policies and Standard Operating Procedures as instructed by Management.
  • Perform any range of special projects, tasks and other related duties as assigned.

Education & Experience

  • Entry level. Undergraduate degree preferred. Real Estate License a plus.

Knowledge, Skills & Proficiencies

To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill and/or ability required.

  • Strong written and verbal communication skills. Must be an “active” listener who can anticipate issues and drive for mutually satisfactory resolution.
  • Working knowledge of Microsoft Applications, especially Word and Excel.
  • Service oriented mindset, with multi-tasking abilities and flexible, resilient attitude.
  • Must be able to instill confidence in board members and residents by being prepared and knowledgeable.
  • Must be able to deal with conflict and work well under pressure

  • Standard Office Equipment (computer, printer)
  • Valid Driver's License and State Mandated Vehicle Insurance

Physical Requirements / Working Environment

  • Must be able to lift 25lbs.
  • Must be able to sit for extended periods of time.
  • Must be able to stand for extended periods of time.
  • Must be able to communicate both on the phone and in person with our clients in order to resolve issues and manage the business.
  • Must have finger dexterity for typing/using a keyboard.
  • Must be mobile enough to move around both the office in order to make copies, send mail and faxes and to walk around the property. This could include lengthy walks in uneven areas.

Travel

  • Must be able to drive to various locations for meeting and training purposes.
