Schuchart is Hiring a Senior Project Manager Near Seattle, WA

Position Summary

Ten-plus years of experience. Ability to run projects ranging from $50-$100 million in size. The Senior Project Manager position is a multifaceted position that requires the candidate to develop business opportunities, provide overall management direction to one or more projects, establish project objectives, serve as the main liaison with clients, and monitor construction and financial activities. Duties include bid preparation, project estimates, client proposals, contract administration, scheduling, cost control, site supervision, quality control, and overall client satisfaction. Coaches develop and oversee the work of other project managers.

Key Responsibilities/Functions

  • Identify and develop business opportunities within the assigned division.
  • Establishes project objectives, policies, procedures and performance standards within the boundaries of corporate policy.
  • Primary contact and liaison for owner and principal partner entities for the contract, design, systems, procedures and related deliverables.
  • Ensures that the project is constructed in accordance with design, budget and schedule.
  • Contributes as appropriate to the pre-award process by determining project scope, planning and estimating.
  • Plans, organizes and staffs key personnel for the project.
  • Monitors/controls construction progress through administrative direction of on-site project personnel to ensure the project is built on schedule and within budget.
  • Investigate potentially serious situations and implement corrective measures.
  • Manages financial aspects of contracts to protect the company’s interests and maintains good relationships with clients.
  • Provides overall administrative and technical direction to projects, from bid preparation to final acceptance by client, by ensuring that the project is constructed in accordance with design, budget and schedule.
  • Contributes as appropriate to the pre-award process of determining project scope, planning and estimating.
  • Assists, reviews and negotiates contracts; liaises with legal counsel as appropriate in conjunction with the Division Manager.
  • Develops, recommends and implements the project plan after the project is awarded.
  • Select subcontractors for projects.
  • Monitors and controls progress, costs and budgets throughout the project.
  • Forecast project costs monthly and present them to the Division Manager.
  • Assists Division Manager with financial tracking and reporting for the division.
  • Advises the Division Manager on project status and results in a timely fashion.
  • Resolves disputes between the Company and owner, or Company and subcontractors when possible prior to Division Manager’s involvement.
  • Identifies required and optional changes in project scope; negotiates change orders with the owner.
  • Ensures that project staff understands the Company’s operating policies and practices, and applies these policies appropriately.
  • Lead in project meetings to include documentation, administration and tracking of relevant information and statuses.
  • Represents owner, Schuchart and related parties in public forums and meetings.
  • Ensures project closeout to secure appropriate provisions for final project delivery to owner entities.
  • Directs and supervises the work of project managers, project superintendents, assistant project managers, project engineers and division accountants to establish operational priorities and maintain satisfactory relationships with owners, architects, subcontractors,
  • Provides direction, coaching and mentoring to the project managers and assistant project managers within the division.
  • Reviews the performance of project managers and assistant project managers within the division.
  • This is a safety-sensitive role.

Minimum Requirements

  • Bachelor’s degree in Construction Management, Civil Engineering, Architecture or related
  • 10 years of experience as a Project Manager in commercial
  • Capable of managing projects $50 - $100 million in size.
  • Must possess advanced knowledge and application of construction estimating, cost, project controls/scheduling, documentation, engineering/construction principles, techniques, materials, applications and practices.

Physical Demands

Position performance will require the occasional physical ability to climb and function in elevation changes by means of self-propulsion including ladders, scaffolding, and hoist systems. Ability to negotiate construction work areas in a safe manner and behavior. Vision abilities specific to the position will include close vision, peripheral vision, depth perception, and the ability to focus. Performing in this role will occasionally require the use of hands to finger, handle and feel tools, objects, materials, and controls. Performance requires the ability to frequently sit, talk, hear, stand, climb, balance, stoop kneel, crouch, or crawl. Employees may on rare occasions lift and/or move up to 25 pounds.

Work Environment

Performing the duties, the employee will occasionally be in an on-site construction environment where they may be exposed to moving mechanical components and equipment, high and subgrade places, fumes and/or airborne particles, weather conditions, and electrical systems. The noise of the environment is often moderate to very loud.
