The position: This position provides an opportunity to directly impact and enhance operational propensity to achieve business objectives, KPIs, NOI and leasing goals through high-touch marketing strategy and leadership.

Responsibilities:
  • Collaborate with other company executives to make high-level decisions related to the organization, assigned region and RPM associates.
  • Work with operations, business development the internal marketing department to develop successful strategies that attract new clients, opportunities and retain current clients.
  • Oversee and nurture a team of marketing experts that support the property operations teams.
  • Directly impact and enhance operational propensity to achieve business objectives, KPIs, NOI and leasing goals through high-touch marketing strategy and leadership.
  • Drive consistency of the customer experience across all regions and clients related to marketing support.

Business Intelligence

  • Deliver deep insight on marketing performance and ROI across the organization and structured portfolios.
  • Set and maintain a high standard of analytic rigor in constructing robust BI insights to drive and support bodies of work, facilitate dialogue and inform strategy.

Strategic Leadership

  • Lead and nurture a team of marketing directors, and their associates (direct reports) within the east/west regions to achieve company and client objectives.
  • Develop and maintain partnerships with board members, executive leadership, operations and vendor partners to ensure company standards and vision are executed consistently across all channels and assets.
  • Work closely with senior leadership to drive collaboration, and foster a shared understanding of, and alignment around the work agenda, process, SOP, findings and implications, and to move the department (and ultimately organization) toward action.
  • Drive occupancy and ROI by providing oversight, guidance and direction in the development and implementation of marketing and branding programs.
  • Collaborate with internal teams, particularly Operations and IT to develop new innovative solutions that achieve company, department and property goals.
  • High-level oversight of marketing and sales integration efforts from the marketing team and operations. Leveraging consumer insights knowledge and apply expertise to sales tactics.
  • Own, plan, delegate, execute and synthesize bodies of strategy work related to operational marketing support; maintaining a solid understanding of the Big Picture while digging deep into the details of individual bodies of work/initiatives.
  • Define the national and regional-level (east/west) strategic initiatives and monitor sub-market trends in accordance; define adjustments needed to maximize traffic and closing performance.
  • Consult with internal marketing directors, creative, interactive, and public relations ensuring objectives are clearly understood, and deadlines met.
  • Maintain a strong focus on generating new ideas through creative strategy. Continually research and make recommendations on new opportunities and marketing channels.

Client Relations / Business Development

  • At the highest level, ensure client relations are positive and stable with high-touch engagement.
  • Participate to a high-degree as the lead in assigned east/west region, in business development; material preparation oversight, in-person and virtual pitch meetings and client presentations.
  • Drive client portfolio-level relationships and marketing strategy touch points internally and externally.
  • Travel <30%, may vary seasonally
Qualifications:
  • Bachelor's degree from four-year college or university; a minimum of 7 years related experience and/or training; or equivalent combination of education and experience.
  • Minimum of 6 years experience in Property Management, with marketing experience.
  • Experience in training/mentoring a large team of associates.
  • Proven track record of success in enterprise marketing strategy.
