I look forward to connecting with you! Responsibilities Assists in preparing annual budget and maintains ongoing compliance; recommends changes to existing operating plans and improvement opportunities identified.Maintains engagement with community residents; focuses on increasing occupancy rates through targeted marketing strategies.Builds, trains, develops, and retains competent employee staff while maintaining a customer oriented culture.Responsible for overall performance and profitability of all properties.Maintains current knowledge of the Section 42 LIHTC (Housing Tax Credit) program.Forms collaborative partnerships with teams across the corporate business, including procurement, maintenance, legal, compliance, audit, risk management, safety, marketing, and contract services.Performs regular evaluation of properties to ensure property grounds, facilities, and maintenance equipment are in acceptable order; leads and coordinates all repair, remodel, and construction projects.Identifies contracted vendors to complete aforementioned projects through bid processes and analysis of options.Oversight of lease or rental agreement processes, including the collection and deposit of monthly dues.Responds to maintenance, resident, or other emergent issues promptly; investigates and resolves issues according to corporate management policy.Performs announced and unannounced residential visits to assess conditions of rental unit; reports findings on a quarterly basis utilizing company scoring system.Maintains all applicable property records, including rental and usage, special permits, maintenance and operating costs, and availability at each property.Determines eligibility for all prospective residents in adherence to government regulations.Monitors industry trends to ensure pricing consistency with the current market.Purchases supplies, equipment, and furniture through approved procurement process.Reviews and submits accurate employee timesheets to corporate payroll team.Serves as liaison between property and legal authorities to ensure consistent compliance with state and federal regulations.Assumes full ownership of all company program and owner guidelines.
