Job Description

Be off by 5pm each day and be on call only once every six weeks. Guaranteed 40 hours a week with a reliable schedule, and summer vacations available. The Maintenance Technician maintains repairs and ensures the proper operation of the facility. The Maintenance Technician may be required to work with various building systems and trades including HVAC, electrical, plumbing, carpentry, all types of painting and vehicles.

Duties

• Complete work order, perform preventive maintenance and other projects as assigned
• Use work order management software to document work accomplished
• Follow company policies and procedures and supervisory instructions
• Respond to situational emergencies in a calm and methodical manner to safeguard residents, team members and the physical plant; keep off-site management informed of emergency situations
• Perform other tasks as assigned or requested by supervisory and/or management team members
• Respond to maintenance radio and phone calls in a timely manner
• Perform tasks related to grounds maintenance, including snow and ice removal during extreme weather

Qualifications

• High school diploma or trade school graduate
• Minimum of one year as general building maintenance
• Strong interpersonal skills along with strong written and verbal English skills
• Ability to work with minimal supervision
• Basic knowledge of physical plant operations and maintenance, including HVAC systems, electrical, plumbing, structural components, carpentry, etc.
• Basic computer skills
• Ability to walk, stand and/or sit for extended periods, bend, pull, push and lift heavy objects up to 60 pounds
• Possess knowledge and understanding of basic needs of seniors & individuals with disabilities
• Availability to work flexible hours/shifts as needed
• Availability and ability to respond to emergency situations
• Must have a valid driver’s license

Working Conditions

The general workplace is well lit, ventilated and free of safety hazards. The nature and duties of this job, however, require exposure to and monitoring of: potentially hazardous materials, light, and heavy machinery with moving parts, pressurized liquids and gases of varying temperatures, as well as performance of physical exertion in extreme weather conditions.
