Oakwood Management Company is Hiring a Property Manager Near Columbus, OH

Reports To: Regional Manager

Purpose: The Property Manager is responsible with the day-to-day implementation of policies, procedures, and programs that will assure a well-managed, well maintained property, placing maximum emphasis on positive response to the concerns and needs of the residents, environmental health and safety, and quality programs in coordination and conjunction with the Owner’s goals and objectives.

Property Maintenance: The Property Manager is responsible for the supervision of all maintenance programs relating to the interior and exterior conditions and appearance of the property.

Resident Relations: The Property Manager is responsible for a positive and prompt response to requests from residents, constantly assess resident needs, and to assure problems are being solved promptly and to the mutual benefit of the resident and the property.

Statistical Analysis Reporting: The Property Manager shall be responsible for the collection, analysis, and reporting of such statistical data as may be required to provide accurate and current assessment of property.

Financial Management: The Property Manager is responsible for the day-to-day financial management of the property and maintenance of all necessary financial records and files.

Public Relations: The Property Manager shall maintain a positive image of himself/herself, the property, the Company, and the client at all times in the community. The Property Manager shall strive to attend and participate in outside or in-house activities, meetings, organizations, regulatory agencies, etc., as approved or directed by upper management to enhance this image.

Training: The Property Manager shall participate in continuing education programs and in-house meetings and training sessions, as approved or directed by upper management. The Property Manager is responsible for on-the-job training activities for subordinates and trainees, working with upper management and trainer to assure proper training programs are being implemented and to assess the progress of the individual(s) involved.

Personal Development: The Property Manager is expected to implement, control, and become thoroughly conversant with and be knowledgeable of (but not limited to) the following aspects of property management:

Essential Duties and Responsibilities:

Includes the following; other duties may be assigned.

  • Leasing of apartments; review and approve applications and give to supervisor for signature and review.

  • Oversees preparation of lease or rental agreements for lessees.

  • Directly responsible for the collection and daily deposit of receipted monies.

  • Reviews and follows-up all rental and prospect activity; follow-up with prospects by e-mail, mailing, and calls

  • Audit resident ledgers and report any discrepancies.

  • Develops and maintains resident relations through the courtesy of on-site personnel, promptness of maintenance calls, updating social media and websites as directed, monitor reputation sites.

  • Directs bookkeeping functions, accounts payable, accounts receivable, payroll and monthly reporting for accuracy and timely submission.

  • Responsible for the marketing of the property as directed by upper management. Obtain marketing materials from office to distribute to local businesses.

  • Enters all renter’s information into property computer program as required on a daily basis.

  • Walk apartments after move out, take pictures, and process SODA within set time frame. Process move-out paperwork within 14 days.

  • Send out all letters to residents including, but not limited to: 3-day notices, delinquency notices, strict compliance letters for water, renewal letters, resident issues, NSF notices, and notices for preventative maintenance/inspections.

  • Monitor renter’s insurance cancellations and rectify.

  • Responsible for all staff adhering to all Fair Housing Laws.

  • Review quarterly shopping reports with all leasing agents and schedule follow-up training as necessary.

  • Purchases supplies and equipment for use on property within budgeted parameters.

  • Report serial numbers for major purchases to OMC.

  • Inspect carpet and vinyl installation for satisfactory work.

  • Uses effective cost-control by operating within budget and obtaining correct
    expense approvals.

  • Responsible for implementing budget rent increases and monthly lease renewals.

  • Approves all payables for specified property.

  • Responsible for maintenance property-owned tools and supply inventory.

  • Assists with eviction of residents in compliance with company policies and procedures.

  • Update work order agendas daily including review of all work orders and logs.

  • Continuously grow and improve through training and development.

  • Hold regular staff meetings.

  • Monitor and approve ADP payroll for all employees by 9:30 a.m. each Monday morning.
