Multi Family is Hiring a Property Manager Near Aventura, FL

Purpose: The Community Director is responsible for providing leadership and direction in the efficient day-to-day operations of an apartment community.

Reports to: Regional Manager and/or Senior Regional Manager

Supervises: Community Associates

Qualifications:

  • High school diploma or equivalent
  • High degree of organization and interpersonal skills
  • Ability to read, write and comprehend the English language
  • Excellent written and verbal communication skills
  • Mathematical skills (high school level) in order to calculate pro-rations, bank deposits, etc.
  • Proficiency in Microsoft Office (Word and Excel), Outlook and Internet
  • Must possess valid driver’s license
  • Two years’ apartment management experience preferred
  • College, Certified Apartment Manager or Accredited Residential Manager coursework preferred
  • Leadership and team building skills

Essential Functions Include (but are not limited to):

  • Directs and oversees all activities and responsibilities of community staff
  • Manages staff to include recruiting, training, counseling, motivation, evaluation, termination and hold regular staff meetings
  • Prepares or supervises the timely and accurate preparation of all required reports and forms including scan bank deposits, monthly collection report and summary, delinquency reports, accounts payable, statement of deposit accounts, personnel forms, incident reports, and monthly market surveys
  • Ensures that all community staff members adhere to company key policies and safety program
  • Inspects community daily to ensure pristine curb appeal and regular inspection of vacant and make ready apartments
  • Communicates effectively and on a regular basis with Regional Manager to update him/her on community
  • Ensures orderly records are maintained on community in accordance with Highmark policy
  • Must stay informed and comply with all policies and procedures as outlined in the Operations Manual
  • Adheres to company guidelines for effectively purchasing supplies, maintaining expenses within budget and obtaining bids on appropriate community projects
  • Must always be courteous and helpful to residents, prospective residents and co-workers
  • Prepare and assist in annual budgets
  • Maintains working knowledge of laws, rules, and regulations concerning apartment leasing and management, i.e. fair housing, collections, evictions, towing and pool enclosures
  • Responsible for file accuracy to include audit procedures
  • Conduct and review monthly vendor statements for accuracy
  • Review validations weekly and clear in a timely manner
  • Ensures that all vendors meet and maintain Compliance Depot requirements
  • Responsible for ensuring all team associates are attending Vision courses as required
  • Reviews service requests daily to ensure timely completion and follow up
  • Review daily rate approvals in Yield Star
  • Adheres to company key control policy
  • Review all revenue management reports weekly
  • Review Leasing Desk reports on a monthly basis to ensure all residents have insurance
  • Enters or oversees activity into YARDI in relation to daily, weekly and monthly checklist
  • Sign off on time sheets, verifies accuracy, approves all community associates’ timesheets and inputs PTO
  • Review all monthly bonus reports and distribution for accuracy
  • Respond to all apartment ratings comments daily
  • Review SatisFacts daily to ensure positive results
  • Responsible for reviewing PSI
  • Review financial statements on a monthly basis with Regional Manager and prepares variance reports and any other reports required
  • Conducts quarterly and annual inspection of all apartments
  • Reviews, ensures accuracy and receipt of supplies and approves all invoices for payment
  • Coordinates and participates in resident functions
  • Prepares quarterly community newsletter (optional)
  • Must have reliable transportation in order to attend meetings
  • Must have mode of communication in which to be contacted at home and to respond in cases of emergency
  • Must be available for overtime, weekend, holiday, and evening work
  • Must be willing to be assigned to other company managed communities, as needed
  • Performs other duties as assigned by Regional Managers and/or Area Director
  • Travel and overnight stays may be required

Physical Requirements:

  • Frequent walking of community
  • Frequent climbing of stairs
  • Must be able to operate personal computer, calculator, fax machine and scanners
  • Must have normal range of vision, hearing, and speech

Environmental Demands:

  • Indoors 60%
  • Outdoors 40%
