ZRS Management is Hiring a Lease Up Property Manager Near Aventura, FL

As a Property Manager, you will be responsible for overseeing the successful lease-up and daily operations of our new apartment community in Aventura, FL. Your primary focus will be achieving established budgeted financial, operational, and lease-up goals. You will be responsible for managing team members, providing exceptional customer service to residents, maximizing the property’s revenue potential, and ensuring the smooth day-to-day operations of the property. The position of Property Manager reports directly to the Regional Manager.

The Property Manager’s primary focus shall include but not limited to:

Lease-up Strategy:

  • Develop and execute comprehensive leasing strategies to achieve maximum revenue potential. This includes setting competitive rental rates and implementing effective pricing strategies.
  • Meet targeted revenues and rent rates by ensuring rents and fees are collected and posted in a timely manner, making financial bank deposits, and preparing and reviewing monthly financial status report.

Financial Management:

  • Lead annual budget preparation by analyzing and evaluating financial statements and operational reports to establish historic performance patterns and utilizing this insight to inform budgeting decisions and predict future performance trends.
  • Manage the property operations within the approved budget, closely monitoring expenses, identifying cost-saving opportunities, and making recommendations for budget adjustments as necessary.
  • Provide detailed monthly variance reports comparing actual financial performance against budgeted projections, highlighting areas of over or underperformance with detailed explanations.
  • Review and authorize invoices submitted by vendors, contractors, and service providers for payment. This includes verifying the accuracy of the work performed or products purchased, validating certificates of insurance, assigning charges to the appropriate Chart of Account codes, and facilitating communication between vendor/contractor, accounting, and client/owner as necessary.

Marketing and Advertising:

  • Conduct thorough market research to understand the local rental market and competitor properties to determine rental rates. Implement strategies to maintain competitive pricing relative to the market demand and amenities offered.
  • Analyze performance and trends to develop and implement effective marketing strategies to attract and retain residents.
  • Collaborate with marketing teams to create effective advertising campaigns, manage online listings, and coordinate community events to attract prospective residents.

Reporting:

  • Complete month-end and year-end reporting.
  • Maintain accurate records of financial transactions.

Tenant Relations:

  • Provide excellent customer service and maintain a positive community atmosphere. Foster positive relationships with current and
  • prospective residents, addressing their inquiries, concerns, and requests promptly and professionally.

Team Leadership:

  • Hire, train, supervise and motivate a dedicated team of leasing consultants, maintenance technicians, and administrative staff. Provide leadership and guidance and ongoing formal and informal performance evaluation to on-site staff, including leasing team and maintenance personnel.

Property Operations:

  • Manage all aspects of property operations, including leasing, rent collection, maintenance, and resident relations.

Property Maintenance:

  • Collaborate with maintenance team to ensure timely completion of work orders, move-ins, make ready and maintenance requests.
  • Coordinate regular property inspections and maintenance activities to ensure compliance with company standards and local regulations and uphold the community standard.

Compliance:

  • Ensure compliance with federal, state, and local laws and regulations governing fair housing and property management practices.

Experience:

  • Position prefers 3 years’ experience in on-site property management, 2 as property manager.
  • Proficient in OneSite RealPage.
  • Knowledge of leasing, accounting, and financial operations of multifamily property management
  • Proficient in revenue management software.
  • Valid drivers license
  • High school diploma is a must, post-secondary preferred in business or property management
