A growing New Jersey based real estate development company with a focus on providing quality housing and community-based solutions seeks a Property Manager to assist with the management of the existing residential and commercial portfolio.

POSITION DESCRIPTION:
We are looking for a Senior Property Manager who will be responsible for all aspects of our portfolio. Our ideal candidate is someone who has experience managing a variety of commercial and residential buildings. We are looking for someone with excellent track records in both real estate operations management and tenant relations. The property manager would be responsible for the day-to-day management of assigned properties and is the primary contact for those properties. The Property Manager will be the on call manager which includes night, weekend and holiday management of all properties in the portfolio.
RESPONSIBILITIES
● Supervise maintenance staff & vendors to assure work orders are completed.
● Coordinate the scheduling of maintenance work and regularly supervise inspections.
● Responsible for conducting inspections on the property.
● Provide reports of vacancies, tenant information, and the physical condition of the property.
● Review occupancy reports, aged receivables, and open work order reports.
● Confirm that all vacant units/areas are ready to lease.
● Supervise all vacant apartment turnover procedures.
● Complete housekeeping inspections prior to renewing leases.
● Place orders, when approved, for all maintenance and cleaning supplies, materials, and equipment
● Conduct quarterly inspections of all property.
Marketing & Sales:
● Coordinate the leasing of all vacant units including marketing to solicit potential tenants.
● Review all rental applications and lease forms for accuracy and compliance with resident policy.
Tenant Management:
● Maintain effective resident relations.
● Assist with the overseeing of building and apartment renovations.
● Manage third-party contractors on the maintenance and repair of properties
● Supervise & implement rent collection policies and implementation of collection programs.
● Supervise move-in and move-out procedures in a timely manner.
● Responsible for rental agreements, collecting and recording deposits and rents, follow-up on delinquencies, enforcing terms of the rental agreements, resolving tenant complaints in a timely manner, and overseeing eviction proceedings when it becomes necessary.
● Responsible for all aspects of tenant certification, selection, recertification, and applications.
● Act as on-call property manager on weekends and holidays.
Financial Reporting and Control:
● Prepare monthly financial accounting, reporting, and explanation of variances.
● Approve vendor invoices for payment.
Administration:
● Maintain property files and records.
● Handle any emergency that may arise on site.
● Communicate all problems and make recommendations to the upper management.
● Complete all duties in a professional and timely manner.
Qualifications:
● Bachelor's Degree preferred but a minimum of three years of property management experience, ideally in commercial and residential property management.
● Prior experience with Section 8 is a plus
● Proficiency with various software, apps, and computer programs such as Buildium, Yardi, CRM,
Google Suite, Google Drive and Microsoft Office.
● Excellent verbal and written communication skills.
● Exceptional organizational skills.
● The candidate must be able to work effectively as a member of a diverse team.
● Proficient knowledge of eviction law, Fair Housing, and other legal issues affecting property management.
● Proven track record of facilitating performance improvement.
● Ability to manage competing priorities and meet deadlines
● Spanish speaking a plus
● Must have a vehicle as job requires driving to properties
ADA SPECIFICATIONS (Physical demands that must be met to successfully complete the essential functions of the job):
● While largely sedentary, this position requires the ability to sit, stand, and lift up to 20 lbs., speak, and hear, sometimes for extended periods of time.
● Requires the ability to use a computer and office equipment traditionally found in office settings.
● Requires the periodic ability to travel regionally, on behalf of the company.
