Job Title: Sales Manager

Department: Sales & Marketing

Business Unit: Manuel Builders- All Residential

Markets: Baton Rouge

Reports to: Division Presidents


General Summary
: The Sales Manager is responsible for the overall health and success of the Baton Rouge market for both sales and marketing. Must be able to recruit talent to staff Custom and Development sales teams as well as act as the brand ambassador of the market. This individual will monitor all sales and marketing budgets and implement calls to action to ensure Manuel Builders is a viable business unit within the region, by achieving market minimum goals and customer satisfaction.


KPIs
(Key Performance Indicators):

  • Recruiting – Ensure sales teams are staffed appropriately for correct volume of sales, engage each team member with a growth/ training program and demonstrate each team member has extreme ownership of department KPI’s
  • Sales and Conversion – Monitor all traffic to ensure the sales team is receiving the appropriate amount of qualified leads to convert clients. Follow necessary steps within CRM for accurate data collection and implement ways to improve customer satisfaction.
  • Marketing – Complete outbound marketing activities to produce traffic and lead goals for the Baton Rouge market for both Custom and Development Divisions
  • Team Coordination/Prioritization – maintain constant awareness of team and division priorities, coordinating with other teams to achieve goals


Recruiting

  • Assist in identifying appropriate staffing levels of sales team
  • Help implement a culture of extreme ownership among team members regarding department KPI’s
  • Participate in and assist in the selection and training of new sales members


Sales Processes

  • Monitor incoming leads and ensure the sales team has access to qualified prospects
  • Revise and implement CRM processes to make preproduction processes the most effective and efficient for clients and team members
  • Create method for holding each team member accountable for following processes and utilizing the CRM as intended
  • Lead training of new sales consultants in software and processes (including sales process, client meetings, Sales Simplicity, etc.)
  • Relay changes in processes and product offerings to all team members (including those outside sales team when needed)
  • Assist in setting up vender trainings/meetings for new products or processes
  • Relay consistent issues seen by team (process, production, client issues, etc.) to division president and/or operations manager for either education or resolution
  • Updating process documents to ensure changes are applied across the board (i.e. form emails, Homebuilder Guide, Pre-Consultation Survey, NHF, etc.)
  • Assist with software issues and progress (submitting tickets, working open issues, guiding team on resolving problems, etc.)
  • Monitor days in pipeline for each client in Pre-Production (setting progression goals for buyers, motivating teammates and client to move forward in a timely fashion and ensuring rebidding, resigning and cancellation process is implemented, if needed)


Marketing

  • Develop and implement marketing strategies that support company goals
  • Participate and oversee marketing initiatives
  • Conduct market research to identify customer trends, competitor offerings and demographic data and share with key personnel on regular basis
  • Oversee market specific brand development and messaging
  • Implement strategies to support the branding goals and vision
  • Meet with corporate team to brainstorm concepts and strategies
  • Train sales staff in the use of marketing materials, tools, and software
  • Participate with inbound/ outbound activities by displaying expertise in event planning, advertising and content specific material that is market specific
  • Develop strategy to expand current market


Team Coordination/Prioritization

  • Prioritize all pre-production client needs for design, estimating, permitting and production teams as needed
  • Lead identification and coordinate development of options to be priced and designed as sales tools
  • Lead bi-weekly team meetings (includes general housekeeping items, scheduled growth training – both hard and soft skills, etc.)
  • 1-1s monthly with all team members (including building consultants, design coordinators, marketing, and online sales consultants).
  • Coordination with marketing for consistent messaging and cohesion with sales team
  • Produce regular reporting for scorecard tracking regarding conversion rates, sales units, sales dollars and all other pertinent data
  • Monitor and address any issues in relationships between departments with leaders of those departments.
  • Other job duties as assigned


Technical knowledge and skills

  • Maintains most skilled level of experience and understanding within all relevant sales, design and marketing software(s)
  • Broad construction knowledge, including structural changes, challenging options, and parish/municipality specific situations
  • Competent in all forms of social media including but not limited to: Facebook, Instagram, LinkedIn, Twitter, Tiktok, etc.


Basic Qualifications

  • Bachelor’s Degree or equivalent in Communication, Business or Public Relations and/or a minimum of 5 years of residential construction experience
  • At least 3 years in a sales or marketing supportive role, including sales reporting
