Description

- Perform minor plumbing repairs, such as restroom repairs on sinks, water closets, and showers/drains if present. Change flush valves, snake drains/pipes, change rings, etc…

- Perform and troubleshoot minor electrical repairs, such as ballast replacement, take readings on power level (i.e. electrical outlets), and observe visually power off/on breaker/switch.

- Perform minor and major preventative maintenance to Air Handling Systems.

- Perform minor life safety tasks, such as reading or detecting issues on the fire alarm control panel and resetting the fire control panel.

- Complete all work requests/work orders in a timely manner.

- Successfully respond to resident/tenant requests/issues within a standard turnaround time established by the company; emergency calls are immediate responses and standard calls are within 24 hours.

- Ensure all mechanical /electrical areas are maintained in a clean manner.

- Assist Building Engineer and/or Building Director with coordinating with various contractors and subcontractors for preventive maintenance and emergency services. Escort and monitor contractors and subcontractors as needed and follow up to ensure work is completed satisfactorily.

- Monitor inventory of repair and maintenance parts and tools as needed.

- Supervise minor construction and tenant improvement projects.

- Assist Building Engineer and/or Building Director as needed on repair, building maintenance, and inspection projects.

- Respond to emergencies after-hours, and holidays (24/7).

Requirements

- Two to three years minimum experience in the field.

- Experience working in a commercial/residential environment preferred.

- Familiarity with high-rise commercial building equipment and layout.

- Proficiency with computerized systems and communications; BAS system
