Position Overview
The Maintenance Manager will manage the routine and emergency maintenance of the schools facility assets. Performs semi-skilled and skilled technical, repair and maintenance work. Work includes: electrical, plumbing, HVAC, carpentry, landscaping and other building maintenance and equipment repair work. Performs inspections, diagnoses problems, and makes appropriate repairs or coordinates repairs with outside contractors. Takes an active role in improving overall organizational performance, especially as related to addressing opportunities for improvement in the areas of facility maintenance, facility fixed equipment and facility grounds maintenance.
Roles & Responsibilities

· Coordinates, monitors and performs preventive, predictive and proactive maintenance and repairs of district facilities. This includes the following:
o Ensure facility are well maintained and safe at all times through preventative maintenance and repair
o Receive and evaluates repair requests personnel to determine if repairs should be performed in-house or through a contracted repair service
o Solicit bids from vendors, negotiates pricing and timeframes and secures contract with vendors. Work with contractors and outside vendors
o Manage employees that perform maintenance work
o Schedule all maintenance inspections and ensure the inspections are current and compliant with relevant codes and standards
o Schedule and perform preventative maintenance on systems and equipment including: HVAC systems; electrical systems; power generators; exhaust systems; irrigation systems; door operations systems and building structures including roofs, gutters, doors, drywall, flooring and painting
o Document repair request completion to include time requirements, repair/parts costs, and notification of completion to reporting parties. Maintain detailed records on all repair records, preventative maintenance schedules, and cost of repair
· Coordinate and manage the operational activities, programs, functions, services, and budget for facilities maintenance including technical and cost/benefit justification. Assist with the development of long-term capital plans for facility improvement, repairs and financial planning
· Maintain a variety of hand and shop tools and equipment. Maintain a small inventory of commonly used repair parts in a clean and orderly location
· Participate in the design, coordination and management of all school construction projects
· Assist in the development and implementation of policies and procedures related to facilities maintenance
· Comply with all Standard Operating Procedures; District Rules and Regulations
Preferred Qualifications, Skills, & Abilities
· High school diploma or equivalent
· Minimum of 2 years of vocational/technical education
· Minimum of ten (10) years of facilities maintenance and management or relevant experience preferably in a school setting
· Possess general knowledge of fire alarm systems, security systems, and other OSHA/safety/security systems and crisis management plans
Physical Demands
Significant standing, walking, moving, climbing, carrying, bending, kneeling, crawling, reaching, handling/carrying, pushing, and pulling. Ability to lift up to 50 lbs.
