Summary

As a project manager led design-build organization, the Associate PM is part of our project management team that includes Associate PMs, PMs, and Sr. PMs. This team is critically important to the success of our organization. The project manager role requires a wide variety of technical skills, professional skills and a broad knowledge and understanding of architecture, engineering, and construction. The Associate Project Manager performs many of the same functions that a Project Manager does, they are simply more limited in scope and complexity to align with the level of experience of the individual. Associate PMs also assist PMs and Sr. PMs with their projects.

The Associate PM must adhere to La Macchia Group's high ethical standards while displaying a strong work ethic willing to do what it takes to get the job done right the first time. Our entire PM team takes initiative and demonstrates a commitment to ethics, integrity, and a passion for excellence. This role also requires significant attention to detail with strong organizational and time management skills. This person must effectively be able to both work as a part of a team and work independently to meet deadlines, goals and objectives. Strong interpersonal, written, and verbal communication skills are a must.

The Associate Project Manager manages smaller scale or less complicated construction projects and assists Project Managers and Sr. Project Managers with a wide variety of project management tasks necessary to support multiple projects and construction department needs.

Essential Duties

The following is a list of duties and responsibilities typical of an Associate Project Manager.

  • Ability to read, analyze and identify discrepancies on architectural and engineering plans, specifications, and other contract documents.
  • Passion for and commitment to safety.
  • Team player with the ability to work independently to meet deadlines, goals and objectives
  • Create early comparable estimates for proposed projects utilizing cost data from comparable projects of similar scope and scale.
  • Collaborate with the design team and provide construction perspective and feedback on the design.
  • Prepare information for and attend internal Kick Off meetings.
  • Attend internal design meetings, provide construction review of proposed design to assure that design aligns with project budget.
  • Review progress plans for constructability and adherence to the budget.
  • Perform take-offs using On-Screen take-off software and prepare estimate of conceptual plans, progress plans and final construction documents.
  • Create Basis of Design (BOD) that documents and outlines the scope of the project.
  • Reviews 100% plans for completeness and accuracy prior to going out to bid.
  • Create project specific bid forms to solicit bids for each project.
  • Contact subcontractors in proximity to project location to gauge subcontractor interest and to assemble a project bid list, qualify potential subcontractors.
  • Analyze and scope subcontractor bids for compliance with the construction documents and ability to perform the work in accordance with the project schedule.
  • Write subcontracts and subcontract change orders in Procore.
  • Create and update schedules for each project utilizing Microsoft Project.
  • Attend project jobsite meetings either in person or virtually.
  • Attend staff meeting and provides progress reports on projects.
  • Attend construction department meetings for department updates, changes, and best practices discussions.
  • Review daily jobsite reports.
  • Monitor jobsite safety and assures subcontractor compliance with all safety requirements.
  • Help manage budgets on projects.
  • Prepare monthly cost forecasts and provide report to VP of Construction and CFO.
  • Travel to project site(s) as needed to meet with subcontractors, review job progress, verify quality and compliance with contract documents and meet with Owner. Travel required to each jobsite once a month at a minimum.
  • Lead weekly Owner progress meetings to discuss progress of design and construction.
  • Issue or cause to be issued meeting minutes for internal team meetings, design meetings, Owner update meetings and job site progress meetings.
  • Attend presentation rehearsals.
  • Review RFIs from subs, works with design on response and makes sure subcontractor receives appropriate direction.
  • Reviews Construction Bulletins and Addendums.
  • Review and process subcontractor submittals.
  • Responsible for problem solving related to design, schedule and budget.
  • Leads or assist in the project close out meeting.
  • Follow up on warranty issues.
  • Approve subcontractor pay applications and vendor invoices.
  • Prepare Owner pay applications.
  • Help reconcile contracts and final bill process.

In addition, an Associate Project Manager may get the opportunity to function as a Field Engineer on-site for a project.

Requirements

MINIMUM QUALIFICATIONS:

Education: Undergrad degree in Construction Management, Engineering Management, Civil Engineering, Construction Engineering, Architectural Engineering, Architecture or related degrees.

Experience and/or Training: 0-1 years of experience in construction or design related field.

Licenses/Certificates: Driver’s License is required.

Technology/Equipment: MS Office Software

PREFERRED QUALIFICATIONS:

Education: Undergrad degree in Construction Management, Engineering Management, Civil Engineering, Construction Engineering, Architectural Engineering, Architecture or related degrees.

Experience and/or Training: 2-5 years of experience in construction or design related field

Licenses/Certificates: Driver’s License is required. OSHA 10 or 30 is a plus.

Technology/Equipment: Experience with Procore, On Screen Take-Off, Bluebeam and MS Project are a plus.

PHYSICAL AND MENTAL DEMANDS:

Language Ability: Ability to read and comprehend simple instructions, short correspondence, and memos. Ability to write simple correspondence. Ability to effectively present information in one-on-one and small group situations to customers, clients, and other employees of the organization.

Math Ability: Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, and percentages.

Reasoning Ability: Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.

Physical Demands: The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this job, the employee is regularly required to sit; use hands and reach with hands and arms. The employee is frequently required to talk or hear. The employee is occasionally required to walk, stoop, kneel, crouch or crawl. Specific vision abilities required by this job include close vision.

WORKING ENVIRONMENT:

Generally an office environment with comfortable well-lit conditioned spaces. Work will mostly be performed from a seated position at a desk, workstation, or table. Some walking in the office is required to meet with other individuals or for personal reasons.

When traveling to the jobsites, extreme hot or cold temperatures, wind and rain or snow are likely. Loud machinery and other noisy construction related activities and dusty and dirty environments are common. PPE is required while on the jobsite. Climbing ladders and stairs to work at heights is possible.
