Overview:

We are seeking a skilled Project Manager to join our team. The ideal candidate will have experience in project management and possess a strong set of skills to lead and execute projects effectively. Hospitality and operational knowledge of full service hotels is required.

PURPOSE:

Responsible for the planning, execution, monitoring, controlling, and closing of Capital Expenditures projects and Renovation projects. Act as the bridge between the plan and execution of a project, ensuring that projects meet deadlines, stay within budget, and adhere to quality standards.

Responsible for ensuring the proper maintenance of the hotels and increasing the value of the Keck Seng assets by improving efficiencies and enhancing the infrastructure of the properties.

PRIMARY JOB DUTIES AND RESPONSIBILITIES:

· Provides leadership in initial planning stage by collaborating with Owner, hotels, architects, engineers, designers, contractors or other consultants; develops detailed description of jobs and materials necessary to complete the project.

· Represents the Owners in the management of the design, purchasing and construction activities to result in timely and economical processes.

· Coordinates the preparation of proposals, plan specifications and manages the bidding and award process during all stages of the renovation project.

· Participates in the selection process and appoints the general contractor, trade contractors, design and submission consultants, engineers, architects and other construction team members to complete specific components of the renovation.

· Coordinates with the project team in preparing the design, specifications and financial budget for the project.

· Develops and maintains a favorable working relationship with the hotel operator to facilitate the renovation project through the final construction phase.

· Schedules and coordinates projects in logical steps and allocates the time necessary to meet all project deadlines.

· Organizes resources, performs tasks, and coordinates with other resources to most effectively and efficiently manage multiple projects and objectives, prioritize and perform duties to maintain progress.

· Works closely with the Hotel’s Executive Team to develop aggressive, yet realistic development budgets that represent optimal value for invested monies.

· Understands the importance of cost control as it relates to the overall financial success of each project and the company.

· Identifies opportunities to add value and contributes to the company’s operating strategy to optimize profitability.

· Helps define building systems, mechanical systems, and preventive maintenance routines that provide optimal value in terms of life-cycle costs and the enhancement of operating performances.

· Directs and monitors compliance with building and safety codes, other regulations and requirements for legal and insurance liability purposes. Ensure and direct the project team to obtain all necessary permits and licenses for the renovation project.

· Plans, directs, coordinates and monitors the progress of the renovation project activities, such as site preparation, construction and building systems. Monitors the design development and construction schedule. Oversees the planning, scheduling and implementation of designs for the renovation project. Oversees (i) the delivery and use of materials, tools and equipment; (ii) the work productivity and safety; and (iii) the overall quality of the construction.

· Oversees the Change Order process with the project team.

· Tracks and controls project costs against the project budget. Ensures the project is completed on time and within budget.

· Direct and coordinate communications with the owners, the hotel operator and the renovation project team.

· Provides strategic guidance with owners, hotel operator and the renovation project team to discuss and resolves all matters or disputes such as work procedures, complaints and construction problems.

· Develops and delivers progress status reports.

· Oversees the preparation of the project close-out documents and coordinates the renovation project team to complete all punch list items in a timely manner.

· Manages the project expectations of the owner and hotel operator.

· Maintains regular attendance and is consistently on time.

· Maintains high standards of personal appearance and grooming, which include compliance with the dress code.

· Performs any other duties as requested by Supervisor.
