JOB DESCRIPTION

• Review all architectural, mechanical, electrical and plumbing plans for planned interior construction projects. Identify issues that would concern Kenwood as the property owner and potentially impact to the base building systems. Prepare bid documents to be sent to general contractors and/or subcontractors. At times, we may act as the general contractor. When this occurs, this position would be more closely supervising the subcontractors. Review bids and make recommendations for award. When needed, submit plans for permit on county electronic systems. Attend construction progress meetings (generally once per week per project). Montior progress and identify any issues that would concern the tenant once they occupy the space or could impact the base building systems. Review payment applications. Ensure that close out project plans are received and added to shared files. When needed, secure new U&Os.
• Work with the property/asset managers to help them understand how to read blueprints. Hold training sessions.
• Coordinate, schedule, monitor all life safety testing and repairs across Kenwood’s portfolio. This will include, but not limited to, sprinkler systems, fire alarm systems, fire extinguishers, fire hydrants, security cameras, backflow testing, elevator tests, phone lines, infrared scans, and access control systems.
• When needed, assist building engineering staff to accomplish needed projects at Kenwood properties.

Desired Competency, Experience and Skills:

• 4-6 years commercial construction superintendent experience
• Excellent skills in reading blueprints
• Ideally, also have hand-on trade experience with electrical, plumbing or HVAC systems
• Familiar with fire/life safety equipment/procedures.
• Ability to communicate effectively and clearly with tenants, vendors, employees and visitors.

Pay: $75,000.00 - $95,000.00 per year
