Job Description
General Nature of Work
The purpose of this classification is to perform skilled and semi-skilled work to maintain buildings, equipment, grounds, and related facilities for the City.
JOB RESPONSIBILITIES
The following duties are normal for this position. The omission of specific statements of the duties does not exclude them from the classification if the work is similar, related, or a logical assignment for this classification. Other duties may be required and assigned.
  • Performs general maintenance and repair work on buildings, equipment, grounds, and related facilities: performs skilled and semi-skilled manual work involving building maintenance, plumbing, electrical, carpentry, painting and drywall, masonry, custodial, or other maintenance projects.
  • Ensures that operation, construction, and maintenance of buildings, equipment, and systems are in compliance with applicable laws, codes, regulations, and standards: conducts maintenance inspections of buildings, equipment, grounds, and facilities to identify potential problems, unsafe conditions, and needed repairs; initiates any actions necessary to correct deviations or violations.
  • Performs various plumbing tasks such as troubleshooting plumbing problems, installing/repairing plumbing fixtures, clearing/unstopping water lines and drains, repairing steam lines, repairing commodes, soldering pipes, or repairing plumbing leaks.
  • Performs various electrical tasks such as troubleshooting electrical problems, installing electrical receptacles and switches, repairing electrical components, tripping/replacing breakers, or replacing light bulbs and ballasts.
  • Performs various tasks involving general building maintenance, carpentry, masonry or construction projects: paints interior/exterior surfaces; performs general concrete work, plaster applications and places sheetrock; removes, repairs, and replaces floor/ceiling tile; inspects, installs and repairs roofs; installs, adjusts, and repairs doors and hardware; replaces windows, doors, and glass panes; lubricates hardware; performs locksmith duties; and other related activities.
  • Inspects/tests machinery, equipment and parts for proper operations: makes adjustments, repairs or replacements as appropriate; reports problem situations.
  • Performs general cleaning/maintenance tasks necessary to keep equipment, and tools in operable condition, which may include inspecting equipment, checking fluid levels, replacing fluids, greasing equipment, replacing parts, washing/cleaning equipment, or cleaning shop/work areas: monitors equipment operations to maintain efficiency and safety; reports faulty equipment.
  • Follows safety procedures, utilizes safety equipment, and monitors work environment to ensure safety of employees and other individuals: places safety cones, markers, or signs to alert employees/citizens of work areas, wet floors, or other potential hazards; locks/secures chemical storage areas.
  • Determines amount of materials needed to complete projects; provides cost projections and project coordination as needed; and gathers equipment, tools, parts, and supplies; monitors inventory levels and initiates requests for new or replacement materials as required.
  • Communicates with supervisor, City employees, and the public and outside businesses and agencies as needed to coordinate work activities, review status of work, exchange information, resolve problems, or give/receive advice/direction.
  • Prepares or completes various forms, reports, maintenance checklists, work orders, maintenance records, inventory records, written estimates, or other documents.
  • Receives various forms, reports, lists, work orders, diagrams, maps, material safety data sheets, policies, procedures, operational guides, catalogs, manuals, reference materials, or other documentation; reviews, completes, processes, forwards or retains as appropriate.
  • Maintains an awareness of new policies, procedures, trends and advances in the profession; attends workshops and training sessions as appropriate
  • Operates a variety of equipment, machinery and tools used in department projects and activities, which may include a variety of hand and power tools, such as saws, drills, or other equipment.

Data Utilization : Requires the ability to review, classify, categorize, prioritize, and/or analyze data. Includes exercising discretion in determining data classification, and in referencing such analysis to established standards for the purpose of recognizing actual or probable interactive effects and relationships.
Human Interaction : Requires the ability to provide guidance, assistance, and/or interpretation to others regarding the application of procedures and standards to specific situations.
Equipment, Machinery, Tools, and Materials Utilization : Requires the ability to operate and control the actions of equipment, machinery, tools and/or materials requiring complex and/or rapid adjustments.
Verbal Aptitude : Requires the ability to utilize a wide variety of reference, descriptive, and/or advisory data and information.
Mathematical Aptitude : Requires the ability to perform addition, subtraction, multiplication, and division; the ability to calculate decimals and percentages; the ability to utilize principles of fractions; and the ability to interpret graphs.
Functional Reasoning : Requires the ability to apply principles of rational systems; to interpret instructions furnished in written, oral, diagrammatic, or schedule form; and to exercise independent judgment to adopt or modify methods and standards to meet variations in assigned objectives.
Situational Reasoning : Requires the ability to exercise judgment, decisiveness and creativity in situations involving evaluation of information against measurable or verifiable criteria.
MINIMUM QUALIFICATIONS
High School diploma or GED; three (3) year(s) of experience in general building maintenance, plumbing, electrical systems, general construction, and/or custodial maintenance; or any equivalent combination of education, training, and experience which provides the requisite knowledge, skills, and abilities for this job. Must possess and maintain a valid Georgia driver's license.

Physical Requirements: Tasks require the regular and, at times, sustained performance of moderately physically demanding work, typically involving some combination of climbing and balancing, stooping, kneeling, crouching, and crawling, and that may involve the lifting, carrying, pushing, and/or pulling of moderately heavy objects and materials (20-50 pounds).
Sensory Requirements : Some tasks require the ability to perceive and discriminate colors or shades of colors, sounds, and visual cues or signals. Some tasks require the ability to communicate orally.
Environmental Factors : Performance of essential functions may require exposure to adverse environmental conditions, such as dirt, dust, pollen, odors, wetness, humidity, rain, fumes, smoke, temperature and noise extremes, hazardous materials, unsafe structures, heights, confined spaces, machinery, vibrations, electric currents, bright/dim lights, toxic agents, animal/human bites, or rude/irate customers.
