JLL is Hiring a Lead Maintenance Mechanic Near New York, NY

What this job involves - The Lead Maintenance Mechanic plays a crucial role in supporting the account by ensuring the smooth day-to-day maintenance, repair, and efficient operation of all assigned buildings, systems, and equipment. With a focus on delivering exceptional customer service, the Lead Maintenance Mechanic coordinates and completes all work requests, assigns priorities, and delegates tasks to contractors when necessary. Taking a proactive approach, this role ensures routine maintenance and repairs are conducted on all facility mechanical, electrical, plumbing, and other installed systems, equipment, and components. The Lead Maintenance Mechanic leads with a positive "can-do" attitude, striving to exceed customer expectations at all times.
What is your day to day?
Organize and manage the Engineering Services team, overseeing the allocation of resources and providing guidance and technical support to ensure efficient general maintenance repairs and services.
Attend management/executive training seminars periodically to enhance skills and knowledge.
Maintain accurate staffing schedules, timekeeping, and employment records, aligning them with the planning, scheduling, and execution of engineering/maintenance work, including preventive maintenance tasks.
Manage work orders effectively, maintaining critical building information, and communicate the criticality of buildings to the Account Lead.
Make recommendations to improve systems and propose Capital Projects through immediate supervisor or management.
Collaborate with the IFM Lead to ensure accurate coordination of work orders, job completion dates, priorities, and estimates.
Coordinate and oversee purchasing and inventory control procedures, ensuring the availability of necessary supplies and materials.
Perform ongoing preventive and responsive maintenance work orders on facility mechanical, electrical, plumbing, and other installed systems and equipment. This includes tasks such as replacing lighting fixtures and ballasts, cleaning HVAC coils, and changing filters and belts.
Conduct assigned facility inspections and due diligence efforts, capturing and reporting any conditions that may impact client occupancy and daily operations.
Carry out general interior maintenance tasks, including but not limited to hanging pictures, installing keyboard trays, repairing office furniture systems, and fixing doors.
Physical Work Requirements & Conditions
Lifting up to 80 lbs.
Working from heights.
Frequently climbing, bending, lifting, kneeling, stooping, and working/extending overhead.
Working in adverse conditions (i.e., extreme cold, extreme hot).
Driving for long periods of time.
Climbing a ladder with a 300 lb weight limit while carrying a tool bag weighing approximately 20 lbs.
Climbing a ladder up to 30 feet.
Desired experience and technical skills
Required
Minimum of 4 years of experience in commercial building operations and maintenance.
