Summary
The Director of Land Acquisition is responsible for facilitating all land negotiations and transactions for opportunities in Orange County, and submarkets within Los Angeles County, the Inland Empire and Ventura County.
Essential Responsibilities
§Create and implement a land acquisition strategy to grow the land pipeline and fulfill the current business plan.
§Foster direct relationships with land owners, developers, brokers, consultants, and city staff.
§Conduct market research to identify priority markets and develop product and execution strategies to overcome constraints.
§Prepare proforma financial analysis for a wide variety of transaction structures.
§Understand the mechanics of cash flow allocations to produce optimal returns.
§Effectively negotiate purchase agreements and manage the title review process.
§Oversee the due diligence review process and with the involvement of senior management, consultants, and team members to fulfill obligations and meet deadlines.
§Direct the information gathering and data collection for Land Committee review; prepare and present land committee packages.
§Assume senior responsibilities for the Vice President of Land Acquisition in his/her absence.
§Other duties/projects as assigned.
Knowledge/Experience
§3 years minimum experience in Land Acquisition within the Southern California market.
§Extensive knowledge of the Home Building Industry and builder operations.
§Thorough understanding of financial modeling and versatility in underwriting.
§Track record of land closings.
§Entitlement processes and interpretation of general land use plans and zoning.
§Bachelor’s degree required, MRED or MBA preferred.
Skills/Abilities
§Personal computer skills and proficiency with Microsoft Office Suite including Word, Power Point, Outlook, and particular expertise in Excel.
§Initiative – Ability to think, work, and make independent decisions based on sound judgment.
§Must be able to work successfully in a team while creating a positive, motivating, and challenging work environment.
§Must have strong verbal and written communication skills, with the ability to take complex concepts and communicate accurately and persuasively.
§Know how to analyze and acquire data to through fact-finding.
§Must have strong customer focus and be responsive to co-workers.
§Must have excellent time management, organizational and follow-up skills.
§The ability to work well under pressure is required.
§Ability to balance multiple priorities and assignments with minimal supervision.
§Attention to detail and accuracy is required.
§Must be comfortable working in a fast-paced environment where continuous improvement is expected.
§Must be able to consistently achieve high work standards.
§Must present a positive and professional image befitting the position.
