Job Description

Job Overview/Summary
The Real Estate Sr. Project Manager (RE Sr. PM) is responsible to plan and execute IRC’s real estate projects in the US and in urban centers across the globe. IRC operates exclusively within leased property, and as a result, the RE Sr. PM will track existing leases and plan with stakeholders across the organization on how to handle expiring leases. The incumbent will define project scope, establish a project estimates and milestones, and then manage project through their completion. The RE Sr. PM oversees junior project personnel, consultants, vendors and liaises with real estate brokers. The incumbent is guided by IRC’s Real Estate Project Standard Operating Procedure (SOP) and uses established design guidelines and standards when defining scope and developing cost estimates. The RE Sr. PM contributes to and further develops the SOP and the design guidelines to ensure that they remain relevant to the organization’s changing needs. 
Responsibilities
•Interacts with organization’s senior leadership to develop scenarios and options, to ensure that IRC’s real estate align with the organization’s vision and mission.
•Ensures that all leases are properly filed and abstracted in IRC’s lease database, and that upcoming lease expirations and option dates are discussed with senior leadership at the recurring RE planning meetings. 
•Result from discussions with senior leadership, defines project goals and estimates in the project charter, and obtains approvals. 
•Works with GREWS senior leadership to ensure projects are sufficiently staffed with internal project personnel or with consultants and supervises project personnel.
•Develops project budgets and schedules and manages the execution of the project against these targets.
•Ensures that IRC’s design guidelines are followed by all internal and external partners.
•Manages internal project stakeholders and external partners (consultants, contractors, suppliers etc.)
•Ensures that project teams consisting of different departments are cohesive and collaborative.
•Manages the search for suitable office and program site locations working with local brokers. 
•Manages the development of test fits and conceptual design drawings by a space planner and ensures that these drawings are coordinates with the requirements for IT, AV and access control and camera systems. 
•Manages the development and approval of packages for Schematic Design, Design Development and Contract Documents.
•Works closely with the global supply chain team to ensure that all services and goods are sourced in a timely manner and in compliance with IRC procurement policies.
•Tracks all contracts held by the IRC in IRC’s project management system. Works with site personnel of each project site to ensure that contracts are properly executed, that vendors are set up in IRC’s financial systems, and that invoices can be properly reviewed, approved, and paid in a timely manner.
•Coordinates the management of construction activities with the local operations team of each site. For complex projects, coordinates the project management activities of an Owner’s Representative.
•Conducts post-occupancy surveys with clients and proposes updates to GREWS’ operating procedures and design guidelines based on lessons learned.
•Updates IRC’s project management system on a regular basis and prepares project reports to keep clients, project team members and senior leadership informed about schedule milestones, project budgets, risks and issues.
•Performs other duties as assigned to support GREWS’ project portfolio management responsibilities, GREWS’ workplace solution services or other management areas.

• External partners: brokers, landlords, real estate attorneys, architects, contractors
Job Requirements
• 8 years of experience as Project Manager in a real estate project management environment.
• Bachelor’s degree in the field of architecture, engineering, construction management/quantity surveying or similar, or equivalent work experience.
• Proven experience in delivering projects on schedule and on budget.
• Experience delivering projects in leased spaces and coordinating with brokers and landlords.
• Experience working with design standards.
• Ability to build strong project teams and to communicate effectively with clients. 
• Solid experience in generation of reports and management tools working in Excel, Power Point, Adobe Suite or similar tools.
• Experience working in a project management platform.
• Certification in project management preferred.
Workplace and Travel• Remote work anywhere from the US is possible.
• If incumbent is located close to New York HQ office, two days per week in the office are expected, but this is flexible.
• Travel within the U.S. and internationally is required, up to 10%.

Compensation:
Posted pay ranges apply to US-based candidates. Ranges are based on various factors including the labor market, job type, internal equity, and budget. Exact offers are calibrated by work location, individual candidate experience and skills relative to the defined job requirements.
