Summary/Objective: The Plant Operations Assistant works with the Plant Operations Director to ensure a high standard of cleanliness, physical plant operations, and safety, both inside and outside of the building. S(he) is responsible for assisting with the general operating maintenance, service, upkeep, and repair of the interior and exterior of the Community in accordance with current federal, state and local standards, regulations and Company policies.
Essential Functions:
1. Performs scheduled and unscheduled maintenance on, but not limited to: HVAC, fire and sprinkler equipment, generator, landscape, kitchen equipment, and emergency pull cord equipment
2. Performs general maintenance projects as scheduled or assigned, including installations and repairs involving plumbing and electrical equipment, carpentry work, painting, and equipment repair
3. Responds to maintenance requests by residents for items needing repair in their rooms, including repairing plumbing, electrical, heating and replacing light bulbs
4. Repairs and maintains vacated rooms in a timely manner, including painting walls and cleaning flooring
5. Ensures that walls, floor coverings, doors, and woodwork in the common areas of the community are properly maintained
6. Documents safety issues as well as physical plan deficiencies related to local, county, state and federal guidelines. Reviews safety data sheets (SDS) as requested for potential exposure to hazardous chemicals and takes necessary precautions.
7. Responds appropriately to management and Community emergencies by assisting as needed
8. Serves as an additional bus driver when applicable
9. Other duties as assigned by management

Work Environment: Works in a well-lighted area that is ventilated and is physically, physiologically and psychologically innocuous as possible under the conditions which exist at any particular time. There is also exposure to outdoor spaces, which will, by their nature, have variances in air quality, temperature, walking surfaces, lighting, and other physical aspects. May be exposed to temperature variances while performing work assignments in areas of the community, including storage and mechanical spaces, as well as attics. Associate will be subject to an environment where failure to follow safety guidelines and safe work practices may result in slips, burns, strains or other physical injuries. Because the essential functions may require exposure to bodily functions and infectious waste, diseases, odors and other situations associated with health care, including but not limited to exposure to AIDS, HIV and Hepatitis B viruses involving Risk Classification Categories 2 and 3**, environmental and safety conditions will fluctuate.
