Regular Tasks
● Leadership, Strategy and Planning
o Provide leadership to the project team toward a successful outcome, including directing team members to perform tasks, and taking ownership of solving problems
o Create project plans and assume responsibility for their successful execution, despite issues that arise—includes development of project CPM schedules
o Produce RFPs for designers, contractors, and consultants and facilitate bid processes
o Work with permit expeditors and consultants to manage delivery and renewal of permits
o Work with utility consultants for authorizations and delivery of utility services to the projects
● Risk Management
o Consistently assess risk on multiple aspects of each project and development of risk-specific mitigation strategies for the team to implement
o Review contractor CPM schedules for sound logic and against field progress
o Request information from contractors and designers to determine project status and assess risks
o Job site visits to confirm progress, resolve issues with team, and identify risks
o Attend project progress meetings and produce meeting minutes
o Review of meeting minutes produced by other project team members
o Advise the owner of anticipated risks and possible options to minimize them
● Client Service
o Address questions from clients on project status, next steps, and coordination items from client operations teams
o Document status of critical schedule events to create a record of how things unfolded and ensure client is protected from delay claims
o Collect information and produce regular reports for Owner on project status and risks
o Consolidate owner decisions and provide recommendations to them
● Cost Control and Admin
o Review monthly general contractor payment applications
o Analyze and negotiate change orders from contractors
o Organize files and manage project records
o Manage close-out process, including punch-list completion and documentation
Who We are Looking For
● Aptitude for leading project teams to solve problems.
● 3-6 years operating in the commercial construction industry in a project related role (APM, project manager, senior project manager etc.)
● Previous work experience required at a general contractor, architect, owner’s rep, real estate developer or large subcontractor

● Someone located in the DC Metro area

● Base salary
● Bonus Pay: percentage of profit profitability and recurring/new project revenue sharing
