Hempel is looking for a passionate, experienced Property Manager to oversee the property management team in the Milwaukee division. Hempel – Milwaukee lead the efforts on The Avenue redevelopment in Downtown Milwaukee. This project is nearly complete and converted the former mall’s west arcade into two floors of offices, with a 40,000sf 3rdSt. Market Hall that opened in January 2022. This project is among the major redevelopments in Westown and is in the center of activity and momentum on West Wisconsin Avenue. Hempel continues to grow in Milwaukee and has both residential and commercial assets.

Position description:

The Property Manager is responsible for the overall management and financial success of all assigned properties in the portfolio.

Financial Performance

  • Strong understanding of financial reports, basic business fundamentals, including P&L management and CAM Reconciliations.
  • Manage the day-to-day operations of the assigned properties within the approved annual operating budget and business plan to maximize NOI.
  • Regularly monitors each property budget. Reviews financial statements compares to budget and accounts for monthly variances. Implements new strategies or recommends budget adjustments when needed to meet property objectives and goals.
  • Approves accounts payable, large purchase orders and expense reports.
  • Analyzes. prepares, and presents annual budgets for final review.
  • Prepares monthly financial reports in collaboration with Property Accountant.

Property & Staff Management

  • Works with team to ensure maintenance work orders at each property are completed in a timely and effective manner.
  • Works with team to ensure capital improvements are completed on time and within budgeted expectations.
  • Oversees, implements, and participates in on-going staff training, coaching, and counseling. Monitors management of staff and overall staff performance.
  • Ensures on-site management of staff is compliant with company and third-party policies as well as all required regulations.
  • Ensures all corporate responsibilities and administrative functions pertaining to staff are timely.
  • Documents performance properly, completes timely performance evaluations with helpful feedback and addresses performance deficiencies.
  • Promotes a positive work environment with effective leadership and by setting the example and supporting staff members.

Internal and External Customer Relations

  • Coordinates with the team to manage investors’ expectations and to set attainable goals. Keeps the team informed of major projects, accomplishments, and setbacks for communities within the portfolio.
  • Develop and maintain positive relationships with tenants, vendors, and contractors
  • Addresses situations in accordance with Company guidelines in a timely manner.
  • Assists with preparation and delivery of monthly updates to investors and potential investors.

Requirements/Qualifications:

§ Bachelor’s Degree required

§ 5 years of experience in commercial property management

§ Previous demonstrated success managing or supervising employees

§ Experience preparing and managing property budgets, forecasts, CAM reconciliations

§ Ability to provide a high level of service and relationship management with tenants

§ Ability to manage multiple priorities at once, to shift directions multiple times throughout the day, creative problem solving, and a high sense of urgency are critical to success
