SUMMARY The Project Superintendent oversees and directs activities of subcontractors, workers and/or crews concerned with the construction of buildings, structures, infrastructure or other construction projects in cooperation with the Project Manager to ensure they generate the profit objectives and meet customer expectations.ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.Takes any and all reasonable actions to provide a safe work environmentEnforces safety procedures of Haydon, Project Owner, and other regulatory agencyStudies contract documents (i.e. specifications, details, and plans) and estimates to establish work plans for construction of the projectDevelops project schedule in conjunction with General Superintendent and maintains this schedule with weekly updatesEnforces the Project ScheduleMaintains daily logbook, photographs, and documentation for progress, events, changes, and problems that occur on the projectMaintains field as-builts on a weekly basisHolds weekly project/safety meetings with owner and subcontractors, and prepares subcontractor-meeting minutesInspects work in progress to ensure that work conforms to specifications and that construction schedules are adhered toInitiates needed field correspondence and Requests for InformationImplements and enforces field policies and procedures as outlined in Haydon’s Field Operations ManualReports any activities or issues which may affect the Project to the General Superintendent and Project ManagerMonitors each trade to ensure that proper manpower is provided to conform to the Project ScheduleIn the event of changed conditions or items not included in the plans, specifications, contract documents or special provisions in writing, notifies both the General Superintendent and Project ManagerHolds Coordination Meetings between Subcontractors to ensure proper installation of MP&E tradesArranges any special meetings required during the ProjectEstablishes dust control plan and obtains Dust Control PermitInitiates and files Notice of Intent with Environmental Protection AgencyReviews Project for conformance to the Contract DocumentsCoordinates Project Set-upMaintains field filesCOMPETENCIESTo perform the job successfully, an individual should demonstrate the following competencies: Planning/Organizing - Prioritizes and plans work activities; uses time efficiently; plans for additional resources; sets goals and objectives; organizes or schedules other people and their tasks; develops realistic action plans.Communications - Expresses ideas and thoughts verbally; expresses ideas and thoughts in written form; exhibits good listening and comprehension; keeps others adequately informed; selects and uses appropriate communication methods.Job Knowledge - Competent in required job skills and knowledge; keeps abreast of current developments; requires minimal supervision; displays understanding of how job relates to others.Problem Solving - Identifies and resolves problems in a timely manner; gathers and analyzes information skillfully; develops alternative solutions; works well in group problem solving situations; uses reason even when dealing with emotional topics.Cost Consciousness - Works within approved budget; develops and implements cost saving measures; contributes to profits and revenue; conserves organizational resources.Team Leadership - Fosters team cooperation; defines team roles and responsibilities; supports group problem solving; ensures progress toward goals; acknowledges team accomplishments.Visionary Leadership - Displays passion and optimism; inspires respect and trust; mobilizes others to fulfill the vision; provides vision and inspiration to peers and subordinates.Achievement Focus - Sets and achieves challenging goals; demonstrates persistence and overcomes obstacles; measures self against standard of excellence; recognizes and acts on opportunities; takes calculated risks to accomplish goals.Diversity - Demonstrates knowledge of EEO/AAP policy; shows respect and sensitivity for cultural differences; educates others on the value of diversity; promotes a harassment-free environment; builds a diverse workforce.QUALIFICATIONS The requirements listed below are representative of the knowledge, skill, and/or ability required.Education and/or ExperienceMinimum of 5 years’ commercial construction Superintendent experience and Bachelor's degree in Construction Management; or acceptable combination of education and experience. Strong understanding of construction methods, scheduling, and blueprint reading. Strong problem solving, organization, and communication skills. Demonstrated leadership ability. Experience in working multiple discipline projects. Excellent computer skills in Microsoft Office. Willingness to travel as required.Physical DemandsWhile performing the duties of this Job, the employee is regularly required to sit and to use hands to type, handle, or feel and talk or hear. The employee is occasionally required to stand or walk. The employee is occasionally required to reach with hands and arms and stoop, kneel, crouch, or crawl. The employee must frequently lift and/or move up to 15 pounds when maintaining records.
